城市综合体空间集约化利用研究

【摘要】:美国经济学家,诺贝尔奖获得者斯蒂格利茨说,21世纪初影响世界的两件大事,一是新技术的革命,二是中国城市化。城市综合体是城市化的助推剂。在中国,城市化的发展跟房地产业有着纷繁复杂的联系,而城市综合体是房地产开发的高级形式。随着城市化进程的不断推进,城市综合体在中国主要城市迅速崛起,无数个城市综合体屹立在城市的中心地段,给城市带来无尽繁华和优越感。也许正是因为这种飞快的崛起速度,造成了城市综合体在中国的粗放型发展。所谓的粗放型发展,是相对集约而言的。论文分别从城市综合体宏观、中观、微观三个角度入手,从宏观对城市综合体的概念、特征和发展模式进行分析;到中观城市综合体内部、外部、地下和屋顶空间构成和利用的研究,包括广场、出入口、停车场、屋顶花园、景观小品等空间集约化利用研究;再到微观城市综合体具体案例的剖析。这里,论文仅研究粗放型设计空间对我国城市综合体发展的制约,之所以说是粗放型空间设计,是因为一是不合理的规划设计,导致空间浪费,没有得到集约化利用;二是其忽略了规划设计的生态性、人文性和艺术性。过分追求高大上,而忽略了细节品质,造成现有的城市综合体全国一个样,完全丧失地方城市特色,丧失设计个性。论文通过对城市综合体的发展背景和国内外项目空间集约化利用的研究,发现不足和可借鉴之处,阐述两个观点:一是城市综合体规划设计空间要集约化发展,避免造成空问浪费;二是未来城市综合体空间集约化利用的发展趋势——在满足空间集约化分配的同时,需要将生态、人文、艺术融入建筑规划设计之中,形成时间性消费,在实现社会价值基础之上,实现经济效益。通过对法国拉德芳斯和日本六本木新城的研究,进行分析和借鉴其空问集约化利用的优势。同时,重点对国内两个不同空间集约特色的城市综合体——沈阳龙之梦亚太城和南京水游城,进行空间集约化利用研究。进而,阐述了未来城市综合体多元化空间组成促进时间性消费的集约型空间规划目标。
[Abstract]:"The first is the revolution of the new technology, the second is the urbanization of China," said Stiglitz, an American economist and Nobel laureate. The urban complex is the booster of urbanization. In China, the development of urbanization has a complicated relationship with the real estate industry, and the urban complex is a high-level form of real estate development. With the development of the process of urbanization, the urban complex is rising rapidly in the main cities of China, and the urban complex is standing in the central part of the city, bringing an endless prosperity and a sense of superiority to the city. Perhaps it is because of this rapid rise, the urban complex is in China's extensive development. The so-called extensive development is relatively intensive. In this paper, the concept, characteristics and development model of the urban complex are analyzed from the macroscopic, the middle and the micro three aspects of the urban complex, and the research on the structure and utilization of the interior, exterior, underground and roof spaces of the city complex, including the square and the entrance and exit, is analyzed. The space intensive utilization of the parking lot, the roof garden, the landscape sketch and the like; and the analysis of the specific case of the micro-urban complex. Here, the paper only studies the restriction of the extensive design space to the development of the urban complex in China, and the reason is that the space design is not reasonable, the space waste is not obtained, and the ecological nature of the planning and design is neglected. The excessive pursuit of the high, and the neglect of the detail quality, causes the existing urban complex to be a whole country, completely loses the local city characteristic, and loses the design personality. Through the study of the development background of the urban complex and the intensive utilization of the project space at home and abroad, it is found that the urban complex planning and design space should be developed in an intensive way, so as to avoid the waste of space. The second is the development trend of the intensive utilization of the urban complex space in the future. In order to meet the intensive distribution of space, it is necessary to integrate the ecological, the human and the art into the architectural design and design, to form the time-based consumption, and to realize the economic benefit based on the realization of the social value. This paper makes an analysis and use of the advantages of the intensive utilization of the French Radarus and the six-part-wood new city in Japan. At the same time, we will focus on the two different urban complex with intensive characteristics in China, the Asia-Pacific City of the Dragon of Shenyang and the Nanjing Water-tourism City, to carry out the research on the intensive utilization of space. Furthermore, an intensive space planning target for promoting the time-based consumption of the multi-space composition of the urban complex in the future is described.
