中国大陆省会城市房地产投资环境评价研究

【摘要】:房地产投资具有需用资金量大,投资回收期长、不确定因素多,风险大、投资回报率高等特点,必然会受到投资地的经济、社会和文化等各方面的影响。房地产业健康有序的发展离不开投资环境的改善,房地产投资的成败与投资环境密切相关,因而为了使投资者明晰拟建项目投资地的经济发展水平和房地产市场的供需状况等投资环境,掌握拟建项目的区位需求和建设开发的适合程度,必须要对房地产投资环境进行评价和研究,做出科学合理的投资决策,以规避投资风险。 本文基于投资者的视角,阐述了房地产业投资环境研究的意义,综述了国内外的相关研究成果,根据房地产业投资环境理论,分析了影响房地产投资的主要环境因素,得出了房地产业投资环境的自然社会环境、市场环境、经济环境、金融环境、消费环境、基础设施环境六大因素,建立了较为科学合理的房地产业投资环境评价指标体系,为全面评价城市房地产投资环境状况提供了一个平台和框架,进而分析了常用的房地产业投资环境研究方法,选用统计学中的因子分析法、聚类分析法来进行定量分析与评价,构建了以因子分析法和聚类分析法为主的房地产投资环境综合评价模型,而后以全国30个省会(含直辖市)城市区域作为本文讨论的平台,为了避免采用单一年份数据,出现评价结果的偶然性、特殊性现象,以中国30个省会城市2010~2012年近3年的数据为研究对象,运用因子分析法对全国30个省会城市(含直辖市)房地产投资环境进行综合评价,得到各个城市的房地产业投资环境综合得分及排名,还分析了各区域投资环境的特点,为以后的改进和提高指明了道路,接着又运用聚类分析法,进行了房地产业投资环境评价指标体系中的22个指标分类评价,给出了全国30个省会(含直辖市)30个城市进行等级划分,最终将其划分为五类投资区域,深入的研究了各城市房地产投资环境的状况,评价了我国各个省会城市房地产业投资环境,进而提出了未来的努力发展方向,为全国各省会城市改善房地产投资环境提供决策信息,,也为房地产投资商的城市区域选择提供理论依据。
[Abstract]:The real estate investment has a large amount of funds, long payback period, many uncertain factors, high risk, high return on investment, the investment will be the economy, affecting all aspects of society and culture. The healthy and orderly development of the real estate industry cannot do without the improvement of investment environment, the success of real estate investment closely related to the investment environment, so in order to make clear the investors investment level of economic development and the real estate market supply and demand situation of the investment environment, grasp the demand and development degree for the location of the proposed project, must carry on the evaluation and research of the real estate investment environment, to make reasonable investment decisions, to to avoid investment risk.
This paper from the perspective of investors, elaborated the real estate investment environment research significance, reviews the relevant research results at home and abroad, according to the real estate investment environment theory, analyzes the main environmental factors affecting the real estate investment, the real estate investment environment of the natural and social environment, market environment, economic environment, financial the environment, consumption environment, infrastructure environment six factors, established real estate investment environment evaluation index system more scientific and reasonable, provides a platform and framework for the comprehensive evaluation of city real estate investment environment, and then analyzed the investment environment of real estate research methods, analysis the factor in statistics the clustering analysis method to carry out quantitative analysis and evaluation, constructed by factor analysis and cluster analysis comprehensive evaluation model of real estate investment environment, and then to full 30 provincial capital city area (including municipalities) as the platform, in order to avoid the use of single year data, occasional evaluation results, the special phenomenon in Chinese, capital city of the 30 2010~2012 years of nearly 3 years of data for the study of the national capital city of 30 by using the method of factor analysis (including municipalities directly under the central government) for comprehensive evaluation of real estate investment environment, get the comprehensive score of each city's real estate investment environment and the place, also analyzes the characteristics of regional investment environment, pointing out the way for future improvements and improved, and then uses the method of cluster analysis, the 22 index classification evaluation evaluation index system of real estate the industrial investment environment, the country's 30 provincial capital (including municipalities) are 30 city classified, finally it can be divided into five types of investment areas, in-depth study of the city real estate investment environment This paper evaluates the investment environment of every provincial capital city's real estate industry, and then puts forward the future development direction, so as to provide decision-making information for all provincial capital cities to improve the real estate investment environment, and also provides a theoretical basis for the real estate investors' urban area selection.
