【摘要】:近年来,随着我国房地产制度的改革和城镇化进程的快速推进,和应对国际金融危机冲击的一系列宏观刺激政策的展开,我国房地产业经历了前所未有的迅猛发展,为国民经济持续快速发展及补充地方政府收入做出了其他行业难以企及的突出贡献,所以,当前房地产业的一个重要特点正是它对国民经济主导作用。但是,我们也看到,房地产业所需资金量非常大,无论开发商,还是消费者,其资金来源都严重依赖商业银行的信贷支持,这与我国资本市场不发达,房地产直接融资渠道非常有限有一定关联,长期以来,银行的贷款选择也热衷于房地产业,尤其是地方政府引导或鼓励的开发项目,其收益和风险与房地产业及其相关产业的关联度很高;这样一来,,房地产业也常常被人们视为“准金融行业”或称为“第二金融”,这也是当前我国房地产业的又一突出特点。但是,我国目前商业银行对房地产的信贷风险度量工具及其风险控制体系的手段相对落后,无法适应当前银行健康发展的迫切需要。本文正是基于上述房地产业的两大特点我国商业银行的现实状况来展开“房地产业与商业银行信贷风险管理”的研究。
[Abstract]:In recent years, with the reform of China's real estate system and the rapid progress of urbanization, and a series of macro-stimulus policies to deal with the impact of the international financial crisis. China's real estate industry has experienced unprecedented rapid development, for the sustained and rapid development of the national economy and supplement local government revenue to make outstanding contributions to other industries, so. An important feature of the real estate industry is that it plays a leading role in the national economy. However, we also see that the real estate industry needs a very large amount of funds, whether developers or consumers. Its sources of funds are heavily dependent on the credit support of commercial banks, which is related to the underdevelopment of the capital market and the very limited direct financing channels of real estate in China for a long time. The bank's loan choice is also keen on the real estate industry, especially the development project guided or encouraged by the local government, its income and risk are highly related to the real estate industry and its related industries. As a result, the real estate industry is often regarded as "quasi-financial industry" or "second finance", which is another outstanding feature of China's real estate industry. At present, the commercial banks' credit risk measurement tools and their risk control system are relatively backward. This paper is based on the two characteristics of the real estate industry in our country to carry out the research of "real estate industry and commercial bank credit risk management" based on the two characteristics of the real estate industry.
