【摘要】：住房一直是人类生存最基本的需求之一，安居才能乐业。中国作为一个发展中大国，住房情况较为复杂。随着我国城镇化进程的快速推进，贫富差距持续扩大，住房供应结构性矛盾凸显，大城市房价的持续上涨，削弱了中低收入家庭的购买能力，住房压力加剧，严重影响了安居乐业目标的实现。为解决这一问题，政府加大了保障性住房的建设力度。“十二五”期间我国将建设3600万套保障性住房，目标完成后，我国保障性住房的覆盖率将达到20%，基本解决城镇低收入家庭住房困难问题。这是一项艰巨而又紧迫的任务，然而我国保障性住房提供方面还处于粗放型阶段，保障性住房作为一项重大的民生工程，建设过程中却不断表现出高品质质量要求与落后生产方式的矛盾。实行住宅产业化是解决这一问题的有效办法，保障房采用住宅产业化方式建设，能够加快其建造速度，提高其质量性能和质量，实现资源循环利用。住宅产业化是实现保障性建设目标的关键举措，大规模的保障性住房建设也将为住宅产业化发展提供良机。我国将保障性住房与住宅产业化结合起来是近几年兴起的课题，全国各地的保障性住房产业化建设还处于摸索阶段，，保障性住房的住宅产业化建设路径并不清晰。因此，探索一条科学合理的建设路径对于成功实现保障住房的住宅产业化具有重要意义。本文正是针对保障性住房的住宅产业化建设路径展开研究。首先介绍我国保障性住房的概念以及体系构成，分析保障性住房建设面临的困难；然后介绍住宅产业的内涵，通过与传统建设方式对比，分析住宅产业化的优势；分析保障性住房与住宅产业化的关联性，阐述在保障性住房中推行住宅产业化的必要性和可行性，分析了我国保障性住房产业化建设的困扰。重点探索我国保障性住房的住宅产业化建设路径，首先确立建设原则，再通过构建经营主体，实现标准化设计，部品部件大规模生产、装配化施工、全装修开发，逐步推进我国保障性住房产业化发展；以保障性住房产业化试点项目为例，分析试点项目的建设思路，总结其中存在的问题并针对这些问题提出建议，在此基础上得出我国保障性住房住宅产业化建设的启示，为我国保障性住房实现住宅产业化的提供参考。
[Abstract]:Housing has been one of the most basic needs of human survival, home to the music industry. Chinese as a developing country, the housing situation is more complex. With the rapid development of China's urbanization, widening the gap between rich and poor, housing supply structural contradictions, big city housing prices continued to rise, weakened the low-income families purchase ability of housing pressure intensified, seriously affecting the realization of live and work in peace objectives. In order to solve this problem, the government has increased security efforts in the construction of housing. During the "12th Five-Year" China will build 36 million units of affordable housing targets, after the completion of China's affordable housing coverage rate will reach 20%, basically solve the difficulties of urban the housing problems of low-income families. This is an arduous and urgent task, but China's affordable housing supply is still in the extensive stage, affordable housing as a major The people's livelihood project, the construction process has been demonstrated and backward mode of production of high quality. The contradiction between the implementation of the housing industry is an effective way to solve this problem, the low-income housing housing industrialization construction, to speed up the construction speed, improve the quality of performance and quality, realize the recycling of resources. The housing industry is the key measure to achieve the goal of construction of affordable, large-scale construction of affordable housing will also provide a good opportunity for the development of the housing industry. This paper is aimed to study the protection path of residential building housing. First introduces the composition of China's affordable housing's concept and system analysis, protection of housing construction facing difficulties; and then introduces the connotation of the housing industry, comparing with the traditional construction method, analysis of the housing industry association of security analysis; the housing and the housing industry, expounds the necessity and feasibility of the implementation of the housing industry in affordable housing, analyzes the security of our construction industry housing problems. Focus on exploring the security of our way of building housing industry housing, first established the principle of construction, through the construction of business entities, to achieve standardization design, product components of large-scale production, construction, decoration and development, gradually promote the development of China's insurance industry to housing; affordable housing industrialization pilot project This paper analyzes the construction ideas of the pilot projects, summarizes the existing problems, and puts forward suggestions for these problems. Based on that, we can draw inspiration from the construction of indemnificatory housing industrialization in China, so as to provide references for the implementation of housing industrialization in affordable housing in China.
