宏观调控下的盘锦市房地产行业发展现状及前景预测

【摘要】:自从1998年我国开展住房支付改革至今,房地产在GDP总值的比重逐年上升,房地产业在国民经济中发挥了越来越重的作用。而中国居民认为“衣食住行”是生活中最重要的物质条件,而“住房”问题也是这四项中很重要的一部分,因此对住房有一种特殊的需求情结。然而,随着房地产行业的快速发展,住房价格却也随之迅速上涨,许多城市出现了投资者“炒房”和开发商“捂盘”等现象,导致了房地产价格泡沫,给经济发展和百姓安居乐业带来了新的问题。为此,国家有必要通过采取一系列措施,影响和干预过高的房地产价格。 盘锦市作为四线城市的代表,有着丰厚的资源优势以及较好的区位优势,近几年凭借着资源的开采人均收入水平一直居于领先水平,房价也相应的出现了上涨。因此,本文以盘锦市为研究对象,通过对房地产新政策对国内房地产现状产生的影响进行了梳理,重点了解分析其对三、四线城市的影响。本文首先对国内外房地产理论以及宏观调控政策的研究进行了分析和综述,并利用这些理论分析我国房地产现状,对盘锦市房地产发展现状进行深入分,,探究在宏观政策调控下盘锦市房地产发展存在的问题,并提出了相应的政策建议,最后本文还在理论研究的基础上预测了盘锦市未来房地产发展的可能趋势。本文的研究对我国三四线城市房地产发展受宏观政策调控的影响效果提供了理论和研究支持。同时本文的研究也可以起到对盘锦市房地产健康稳定发展提供参考和帮助的作用。
[Abstract]:Since 1998, the reform of housing payment has been carried out in our country, the proportion of real estate in the gross value of GDP has been increasing year by year. The real estate industry has played a more and more important role in the national economy. Chinese residents think that "food, clothing, housing" is the most important material condition in life, and "housing" is also a very important part of these four items. Therefore, there is a special demand for housing complex. However, with the rapid development of the real estate industry, housing prices are also rising rapidly. Many cities appear investors "real estate" and developers "cover plate" and other phenomena, resulting in a real estate price bubble, to economic development and people living and working in peace and contentment brought new problems. It is necessary for the state to take a series of measures to influence and interfere with excessive real estate prices. Panjin, as the representative of the fourth tier city, has abundant resource advantages and good location advantages. In recent years, the exploitation per capita income level of resources has been in the leading level. Therefore, this paper takes Panjin City as the research object, through combing the impact of the new real estate policy on the current situation of domestic real estate, focusing on the analysis of its three. This paper first analyzes and summarizes the theories of real estate at home and abroad and macro-control policies, and analyzes the current situation of real estate in China by using these theories. Panjin City real estate development status in depth to explore the macro policy control Panjin real estate development problems, and put forward the corresponding policy recommendations. Finally, based on the theoretical research, this paper predicts the possible trend of real estate development in Panjin city in the future. The research in this paper provides the theory and research on the effect of macro policy control on the real estate development in the third and fourth tier cities of our country. At the same time, the research can also provide reference and help for the healthy and stable development of Panjin real estate.
