【摘要】：近30年来我国房地产业的发展十分迅速,但就整体形式来看,房地产也仍呈现了一些弊病,例如规模发展缓慢,管理比较混乱,不能抵抗风险,整个行业缺乏强有力的竞争力,因此,在房地产行业的实施应用中项目管理的理论方法起到了关键性的作用。要管理好一个房地产项目,就必须首先通过某种方式对项目进行分解,制定一个合理的进度计划,这是项目管理的核心内容,也是在管理项目过程中的一大难点。只有这样,才能确保项目能够如期执行,通过跟踪项目实际进度调整控制方案,这将直接关系到项目的成败。基于此,本文结合重庆本土房地产企业的实际情况,研究探讨了LBHCLJ房地产项目的计划和控制管理,给出了开发项目管理可操作的方法。将项目管理方法应用于兰波公司的开发实际,对其他开发项目管理实践具有一定借鉴价值,可用以指导其他项目的管理实践。全文共分为五个部分,第一部分为绪论,简要阐述了论文进行研究的背景和研究意义,介绍了国内外目前对此领域的相关研究情况,并说明了本文主要的研究内容。第二部分对项目进度管理的基本概念进行了详细介绍,从项目进度计划原理到进度计划的编制,再到进度控制及最后到进度控制的基本方法,通过这些内容的提炼及陈述,为下文研究做下了铺垫,同时也针对房地产领域的进度管理与控制做了特别说明,阐述并分析了了房地产企业在生产过程遇到的各种矛盾及房地产企业内进度计划编制与计划控制体系。第三部分通过分析LBHCLJ房地产项目的具体情况,决定首先用工作分解结构法将项目分解,然后再绘制网络计划图。为了能高质量的实现预定目标,还要对工期进行必要的优化。第四部分主要是进度计划在实施过程中的控制,首先介绍了LBHCLJ房地产项目如何进行进度控制,以及在具体执行时所采用的方法;最后从组织、授权、资金三方面阐述了LBHCLJ房地产项目具体采用的项目的保障措施。第五部分得出本文的研究结论:通过深入了解项目进度管理的理论方法及合理运用于实践,可显著提高企业的管理水平。
[Abstract]:China's real estate industry has developed very rapidly in the past 30 years, but in terms of its overall form, the real estate industry still presents some drawbacks, such as slow scale development, chaotic management, inability to resist risks, and the lack of strong competitiveness of the entire industry. Therefore, the theory and method of project management plays a key role in the application of real estate industry. In order to manage a real estate project well, it is necessary to decompose the project in a certain way and make a reasonable progress plan. This is the core content of project management, and is also a major difficulty in the process of managing the project. Only in this way, can we ensure that the project can be carried out on schedule and adjust the control scheme by tracking the actual progress of the project. This will be directly related to the success or failure of the project. Based on this, this paper studies and discusses the planning and control management of LBHCLJ real estate project according to the actual situation of local real estate enterprises in Chongqing. The operational method of development project management is given. The application of project management method to the development practice of Rambo Company has certain reference value for other development project management practice. The paper is divided into five parts. The first part is the introduction, which briefly describes the background and significance of the research, and introduces the current research situation in this field at home and abroad. In the second part, the basic concept of project schedule management is introduced in detail, from the principle of project schedule to the preparation of schedule plan, to the basic method of schedule control and finally to schedule control. Through the extraction and presentation of these contents, this paper lays the groundwork for the following research, and also makes a special explanation for the progress management and control in the field of real estate. This paper expounds and analyzes various contradictions encountered by real estate enterprises in the process of production, and the scheduling and control system within real estate enterprises. The third part analyzes the specific situation of LBHCLJ real estate projects. It is decided that the project will be decomposed by the method of work breakdown structure first, and then the network plan will be drawn. In order to achieve the predetermined goal with high quality, the necessary optimization of the time limit should be carried out. Part 4th is mainly about the control of the schedule plan in the process of implementation. This paper first introduces how to control the progress of LBHCLJ real estate project, and how to implement it. In the 5th part, the research conclusion of this paper is drawn: through the deep understanding of the theory and method of project schedule management and the reasonable application in practice, It can significantly improve the management level of enterprises.
