城市综合体的功能分析与开发定位研究

【摘要】:随着中国城市化进程不断提高,人口不断向经济贸易发达区域的中心城市集中,顺应了中国城市化发展的趋势,符合了现代城市发展土地集约化、城区扩大化、经济多中心化、满足人们居住和消费观念要求的城市综合体便应运而生,并以其多样的功能、丰富的空间、复合的价值成为城市开发的热点,成为很多城市提高城市竞争力的重要途径。城市综合体无论是新建还是改造,都需要与现有的商圈进行有机结合,实现商业资源与城市功能有效配置,并需要针对新的商业形态研究出能够配套的新的物业管理型式,城市综合体也为城市带来名片效应。如合理规划,能够缓解城市由于人口集中导致商业、居住、交通、环境所引起的土地资源不足的矛盾,也便于城市对商业、住宅、旅游等功能性区域进行整体规划。城市商业综合体的开发,要符合具体的城市、区域的的现实发展需要,也要求投资发展商具备专业开发能力,需要专业的运营服务商的专业经验和技术规范。 功能是城市综合体的内核,是城市综合体价值的载体,功能和市场的定位无疑也成为城市综合体规划的关键和核心问题。本文的研究以市场接受和成功运营为导向,对城市综合体的功能模式进行了分析归纳研究,提出六大城市综合体功能模式,并基于此从整体区域开发的角度出发,结合国内外经典城市综合体案例以及项目商业、文化等多方面的价值,运用定性定量的分析方法,构建出综合体的选址及定位几大指标和方法,尤其侧重基于综合体子功能间价值联动基础上的定位原则,以期对发展商在对此类项目进行规划定位时能起到一定的借鉴意义。
[Abstract]:With the continuous improvement of China's urbanization process, the population is continuously concentrated in the center cities of the developed regions of economic and trade, which conforms to the trend of China's urbanization development and conforms to the modern urban development of intensive land, urban expansion, economic multicenter.The urban complex, which meets the needs of people's living and consumption concepts, has emerged as the times require. With its diverse functions, rich space and complex value, it has become a hot spot of urban development and an important way for many cities to improve their competitiveness.Whether the urban complex is newly built or reformed, it is necessary to combine it with the existing commercial area, to realize the effective allocation of commercial resources and urban functions, and to develop a new property management pattern which can be matched with the new commercial form.The city complex also brings the card effect to the city.Such as reasonable planning, it can alleviate the contradiction of land resources shortage caused by commercial, residential, transportation and environment caused by population concentration, and it is also convenient for the city to plan the commercial, residential, tourism and other functional areas as a whole.The development of urban commercial complex should accord with the actual development needs of specific cities and regions, and also require investment developers to have professional development ability, professional experience and technical specifications of professional operating service providers.Function is the core of urban complex and the carrier of urban complex value. The orientation of function and market is undoubtedly the key and core problem of urban complex planning.Based on the market acceptance and successful operation, this paper analyzes and sums up the functional model of urban complex, and puts forward six functional models of urban complex, and based on this, from the perspective of overall regional development,Combined with the classical urban complex cases at home and abroad as well as the value of project commerce, culture and so on, using the qualitative and quantitative analysis method, this paper constructs several indexes and methods of location and location of the complex.In particular, the positioning principle based on the value linkage between the functions of the complex is emphasized, which can be used as a reference for developers in planning and positioning such projects.
