月异写字楼抵押价值评估研究

【摘要】:近年来中外资银行竞相推出经营性物业抵押贷款业务,从而产生了大量的商业房地产抵押评估业务,特别是写字楼抵押评估,由于写字楼不仅具有房地产的不可移动、价值量大、寿命长久、保值增值等一般特点,而且一般位置较佳,规模较大、具有良好的现金流入能力,因此其作为债权担保形式已为越来越多的银行等债权人所使用。但同时,写字楼的市场价值受区域特征,建筑物特征,配套设施状况及邻里环境等多种因素影响,,以致写字楼抵押价值的确定成为房地产估价中的一大难题。 本文采用定性分析与定量研究相结合的方法,从完善技术方法体系和实际应用的角度出发,对写字楼抵押价值评估相关问题进行了较系统的研究,旨在提高写字楼抵押价值评估的科学性和准确性,防范房地产抵押贷款风险,促进房地产估价技术的应用研究。首先结合房地产抵押评估的相关理论,深入分析了房地产抵押估价的特殊性。接着对写字楼的定义、写字楼抵押特殊性及写字楼抵押过程中需注意的问题等方面进行分析。简述了房地产抵押估价方法并探究了对写字楼抵押评估的适用性。在这些理论的基础上,笔者分析了月异写字楼估价具体情况,选择收益法、成本法综合估算写字楼价值。针对写字楼特殊性对收益法、成本法估算过程进行详细介绍,并着重分析了特征比较定价法、时间序列法求取收益、安全利率加风险调整系数法求取折现率、基准地价修正法求取土地价值及三种方法综合确定开发利润率。最后在估价结果处理时考虑了一般情况及估价报告期间抵押权实现的情况,得到了月异写字楼抵押价值。
[Abstract]:In recent years, Chinese and foreign banks have been competing to launch commercial real estate mortgage loan business, which has resulted in a large number of commercial real estate mortgage assessment business, especially office mortgage evaluation, because office buildings not only have the immovable property, The value is large, the life is long, the value is increased and so on, and the general position is better, the scale is larger, and has the good cash inflow ability, so it has been used by more and more creditors such as the bank as the form of creditor's rights guarantee. But at the same time, the market value of office buildings is affected by many factors, such as regional characteristics, building characteristics, supporting facilities and neighborhood environment, so that the determination of office building mortgage value has become a major problem in real estate evaluation. Based on the method of qualitative analysis and quantitative analysis, this paper makes a systematic study on the evaluation of office mortgage value from the point of view of perfecting the system of technical methods and practical application. The purpose of this paper is to improve the science and accuracy of the evaluation of office mortgage value, to guard against the risk of real estate mortgage loan, and to promote the research on the application of real estate valuation technology. Firstly, the particularity of real estate mortgage valuation is analyzed with the relevant theory of real estate mortgage evaluation. Then the definition of office, the particularity of office mortgage and the problems needing attention in the process of office mortgage are analyzed. This paper briefly introduces the method of real estate mortgage valuation and probes into the applicability of office mortgage evaluation. On the basis of these theories, the author analyzes the concrete situation of the valuation of the Yueyi office building, chooses the income method and the cost method to estimate the value of the office building. According to the particularity of office space, the paper introduces the estimation process of income method and cost method in detail, and emphatically analyzes the characteristic comparison pricing method, time series method to obtain income, safe interest rate plus risk adjustment coefficient method to obtain discount rate. The land value and three methods are used to determine the development profit rate. Finally, the general situation and the realization of mortgage during the period of valuation report are taken into account in the processing of valuation results, and the mortgage value of monthly office buildings is obtained.
