长吉图区域物流地产项目风险研究

【摘要】:物流业作为国民经济的重要组成部分,其发展对经济的增长非常重要,尤其进入21世纪以来,随着现代物流业的快速发展,对高标准、专业化的物流设施的需求越来越大,为物流地产的兴起和发展带来了机遇,物流地产作为物流业的派生也被越来越多的投资者所关注。而长吉图区域又是我国唯一一个由国家批准实施的沿边开发开放区域,是中国内陆距离日本海最近的地区,地处东北亚区域的地理几何中心,是我国参与图们江区域国际合作开发的核心地区和重要支撑,具有明显的区位优势。随着国家层面东北地区物流专项规划前期研究工作的启动,在建设一批物流中心和节点城市以及重点物流园区的推动下,物流地产成为了长吉图区域开发中投资者关注的热点。但是在国内物流地产快速发展投资热情高涨的背后也存在着重复建设严重、空置率较高、土地出让政策不明确、土地使用不透明等一系列项目风险问题。 本文在分析我国三大经济圈内物流地产发展情况的基础上,结合长吉图区域发展的实际情况,提出了在长吉图区域开展物流地产项目的必要性以及对长吉图区域物流地产项目进行风险分析的必要性。文章通过分析长吉图区域物流地产发展的优势及存在的问题,结合调研的实际情况,综合提出了一些发展物流地产项目过程中可能会遇到的风险,然后从项目风险识别、项目风险评估、项目风险应对三个环节对长吉图区域物流地产项目风险进行了分析。 本文在系统地阐述物流地产和项目风险基本理论的基础上,基于项目生命周期理论对长吉图区域开发中物流地产项目风险进行分析研究,包括项目风险识别、项目风险评估、项目风险应对三个环节,并找出了23个项目风险因素,建立了长吉图区域物流地产项目风险体系,并通过调查问卷的数据收集与统计整理,运用层次分析法和模糊综合评价法确定各项目风险因素影响程度的大小及长吉图区域物流地产项目的整体风险水平,最后针对主要项目风险因素提出应对策略,为拟在长吉图区域开发建设物流地产项目的投资商在项目开发的过程中做出相应的科学决策提供参考,以保障项目开发预期利益的取得,为长吉图区域内物流地产的健康有序发展提供科学参考依据,也为长吉图区域内物流产业未来的发展做出一些有益探索。
[Abstract]:Logistics industry as an important part of national economy, its development is very important for economic growth, especially in the 21st century, with the rapid development of modern logistics industry, the demand for high standards and specialized logistics facilities is increasing. As a derivative of logistics industry, logistics real estate has been paid more and more attention to by more and more investors. The Changjitu region is the only frontier development and open area approved by the state in China. It is the closest area in China to the Sea of Japan and is located in the geographical and geometric center of the Northeast Asian region. It is the core area and important support of our country to participate in the international cooperation and development of Tumen River region. With the start of the research work in the early stage of the special logistics planning in Northeast China at the national level, logistics real estate has become the focus of investors' attention in the development of Changjitu region, under the promotion of building a number of logistics centers and node cities and key logistics parks. However, there are a series of project risk problems, such as heavy duplicate construction, high vacancy rate, unclear land transfer policy, opaque land use and so on, behind the rapid development and investment enthusiasm of domestic logistics real estate. On the basis of analyzing the development of logistics real estate in the three economic circles of our country, this paper combines the actual situation of the development of Changjitu area. The necessity of developing logistics real estate project in Changjitu area and the necessity of risk analysis of Changjitu regional logistics real estate project are put forward. By analyzing the advantages and problems of the development of logistics real estate in Changjitu region, combined with the actual situation of investigation, the paper puts forward some risks that may be encountered in the process of developing logistics real estate projects, and then identifies the risks from the project risk. Project risk assessment, project risk should be three links to Changjitu regional logistics real estate project risk analysis. Based on the basic theory of logistics real estate and project risk, this paper analyzes and studies the risk of logistics real estate project in Changjitu area development based on project life cycle theory, including project risk identification and project risk assessment. There are three links to deal with the project risk, and 23 risk factors of the project are found, and the risk system of the logistics real estate project in Changjitu region is established, and the data collection and statistical analysis of the questionnaire are carried out. Using the analytic hierarchy process (AHP) and fuzzy comprehensive evaluation method to determine the influence degree of each project risk factor and the overall risk level of the logistics real estate project in Changjitu region. Finally, the countermeasures are put forward in view of the main project risk factors. To provide reference for the investors who intend to develop and build logistics real estate projects in Changjitu region to make corresponding scientific decisions in the process of project development, in order to ensure the expected benefits of project development. It provides a scientific reference for the healthy and orderly development of logistics real estate in Changjitu area, and also makes some beneficial exploration for the future development of logistics industry in Changjitu region.
