山东开元地产公司发展战略研究

【摘要】:进入二十一世纪,随着国民经济的迅速发展,城市化进程的加快,我国房地产业进入高速发展阶段。行业竞争日趋激烈。近年来,随着不断加大的国家宏观调控力度,以宏观环境、市场供求、全球化竞争以及新技术等为标志的房地产市场化程度不断提高。成为影响房地产企业发展的风险性因素。山东开元地产公司作为在临沂有着一定影响力的房地产开发企业,在新的形势和机遇下,如何在激烈的竞争中取胜,赢得主动权。制定一系列完整、科学的适合自身发展的战略,成为企业成败的关键。基于房地产行业现状,本文着力探索在房地产企业运营发展过程中,如何根据自身内外部环境制定发展策略,提升企业竞争力。尝试以山东开元地产公司为研究对象,以企业战略管理理论为基础,结合该企业的实际情况,研究房地产行业发展趋势及该企业未来的发展方向。运用波特五力模型、核心竞争力、SWOT分析等战略工具,分析山东开元地产公司面临的行业宏观环境及自身内部环境,总结面临的外部机遇、威胁以及内部的优势、劣势。针对企业的发展现状及存在的问题,明确其发展面临的机遇和挑战。在此基础上,提出适合山东开元地产公司的发展战略,希望对企业的发展有一定的借鉴意义。
[Abstract]:In the 21 century, with the rapid development of national economy and the acceleration of urbanization, the real estate industry of our country has entered the stage of rapid development. Competition in the industry is becoming increasingly fierce. In recent years, with the increasing national macro-control efforts, real estate marketization, marked by macro-environment, market supply and demand, global competition and new technology, has been continuously improved. Become the risk factor that affects the development of real estate enterprise. Shandong Kaiyuan Real Estate Company as a real estate development enterprise with certain influence in Linyi, under the new situation and opportunity, how to win in the fierce competition and win the initiative. To formulate a series of complete, scientific and suitable strategies for their own development has become the key to the success or failure of an enterprise. Based on the present situation of the real estate industry, this paper tries to explore how to formulate the development strategy according to the internal and external environment in order to enhance the competitiveness of the real estate enterprises in the process of the operation and development of the real estate enterprises. Taking Kaiyuan Real Estate Company of Shandong Province as the object of study, based on the theory of enterprise strategic management and the actual situation of the enterprise, this paper studies the development trend of the real estate industry and the future development direction of the enterprise. This paper analyzes the macro environment and internal environment of Shandong Kaiyuan Real Estate Company by using Porter's five-force model and SWOT analysis of core competence, and sums up the external opportunities, threats, internal advantages and disadvantages faced by Kaiyuan Real Estate Company in Shandong Province. Aiming at the present situation and existing problems of enterprises, the opportunities and challenges faced by them are clarified. On this basis, the paper puts forward the development strategy suitable for Shandong Kaiyuan Real Estate Company, hoping that it can be used for reference for the development of enterprises.
