旅游地产开发模式及其选择研究

【摘要】:旅游地产作为旅游业与房地产业的交叉产业,已逐渐成为新的投资热点。旅游地产的开发,对促进经济增长、合理开发利用旅游资源具有重要影响。大力发展旅游地产,是做好城市经营与发展的重要切入点。但是,目前我国旅游地产理论研究比较薄弱,相关研究还不够深入和系统,相关法律法规不够健全,实践方面也刚刚起步,深入研究旅游地产对促进旅游地产的发展具有重要意义。 论文首先在综述旅游地产研究的基础上,阐明了旅游地产的概念,将旅游地产与传统地产进行了区分。然后对旅游地产进行了特征分析,对旅游地产的相关理论进行分析,将旅游地产的开发模式划分为旅游住宅、旅游度假、旅游商务与旅游综合型模式四种。同时,通过文献综述和实际调研法归纳总结提出影响旅游地产开发模式的影响因子,主要由地方政府的支持程度、金融政策变化风险和其他14种,在此基础上,建立了评价体系。采用主观法——层次分析法与客观法——熵值法综合集成确定权重。构建基于模糊综合评价法的旅游地产开发模式评价模型,通过恩施XX项目进行了分析论证,,运用论文构建的模型确定出项目合理的开发模式,证明了该模型的可行性。 我国正处在旅游地产的大建设时期,相关研究刚刚起步,论文利用构建的模型,可以方便投资方选择较为合理的开发模式,给投资方决策提供相应的指导和借鉴。
[Abstract]:Tourism real estate, as a cross industry of tourism and real estate industry, has gradually become a new hot spot of investment. The development of tourism real estate has an important impact on promoting economic growth and rational exploitation and utilization of tourism resources. Developing tourism real estate is a key point for doing a good job in urban management and development. However, the theoretical research on tourism real estate in China is now studied. The study is relatively weak, the related research is not enough in depth and system, the relevant laws and regulations are not perfect, and the practice is just starting. It is of great significance to study tourism real estate for the development of tourism real estate.
On the basis of the survey of tourism real estate, the paper first clarifies the concept of tourism real estate, distinguishes between tourism real estate and traditional real estate. Then, the characteristics of tourism real estate are analyzed, and the related theories of tourism real estate are analyzed, and the development mode of tourism real estate is divided into tourist residence, tourist holiday, tourism business and travel. At the same time, there are four kinds of comprehensive model. At the same time, through literature review and practical investigation, the influence factors of tourism real estate development model are summarized, mainly from the support degree of local government, the risk of the change of financial policy and the other 14 kinds. On this basis, the evaluation system is established. The entropy method is integrated to determine the weight. The evaluation model of tourism real estate development model based on fuzzy comprehensive evaluation method is constructed. Through the analysis and demonstration of the XX project in Enshi, the reasonable development model of the project is determined by using the model constructed in this paper, which proves the feasibility of the model.
Our country is in the period of the great construction of tourism real estate, and the related research is just starting. Using the model, the paper can make the investors choose the more reasonable development mode and provide the guidance and reference for the investors to make decisions.
