螺湖旅游岛项目的资金链分析

【摘要】:房地产是一个资金高度密集的行业。其资金链的畅通运行,是保证项目顺利进行、实现赢利目的的关键之举。“旅游地产”是一种旅游和房地产相结合的开发模式,相对于普通房地产开发,具有规模更大、周期更长、项目更多等特点,需要更多、更安全的资金来支持其建设。因此,保证旅游地产项目的资金链畅通一般具有更大的难度。本文以螺湖旅游岛项目为研究对象,从资金筹资、资金投入和资金回笼三个阶段入手,分析开发商致远实业的资金链管理过程。螺湖旅游岛项目按照规划包括滨水休闲带、民俗风情区、度假聚落和分时度假区、国际养生社区和螺湖新村五个部分。除后面两个部分外,其余部分的建设和经营均由致远实业完成。本文首先在分析市场环境的前提下,结合产品自身定位,对致远实业在项目建设期和运营期的资金投入和资金回笼情况进行预测,找出其在各个阶段的资金缺口,并据此制定致远实业的筹资计划。最后,本文从成本、收益和建设周期三个方面对影响资金链管理的因素进行分析,发现影响项目融资方式、融资规模和融资时机的因素主要是项目的建设周期和建设成本,而影响项目现金流的因素按其影响的大小排序分别为:项目的建设成本、建设周期、度假聚落和分时度假区的销售价格、项目的运营成本、土地转让收益、滨水休闲带的收益、度假聚落和分时度假区的销售进度、民俗风情区的租金水平以及利率。本文的研究对于本项目而言,有助于致远实业充分认识到各个阶段项目可能的资金流入流出情况,把握项目的整体风险和阶段性风险,预先制定出应对措施,提高企业的资金使用效率,保证项目资金安全,最终实现项目利润最大化的目标。同时,本文的分析可以为同类房地产项目的资金链管理提供参考借鉴,对于提高整个房地产行业的资金管理效率具有重要的现实指导意义。
[Abstract]:Real estate is a highly capital-intensive industry. The smooth running of its capital chain is the key to ensure the project to carry on smoothly and realize the goal of profit. Tourism real estate is a kind of development mode which combines tourism and real estate. Compared with ordinary real estate development, it has the characteristics of larger scale, longer period and more projects. It needs more and safer funds to support its construction. Therefore, the guarantee of tourism real estate projects of the capital chain is generally more difficult. This paper takes the Luohu tourism island project as the research object, starting with the three stages of fund raising, capital investment and capital return, analyzes the fund chain management process of the developer Zhiyuan industry. According to the plan, the project includes waterfront leisure zone, folk customs area, vacation settlement and time-sharing resort, international health community and new village of Luohu. In addition to the latter two parts, the rest of the construction and management by Zhiyuan Industry. Based on the analysis of the market environment and the positioning of the product itself, this paper forecasts the investment and return of the capital in the construction and operation period of the project, and finds out the fund gap in each stage. And accordingly formulate the financing plan of Zhiyuan industry. Finally, this paper analyzes the factors that affect the management of capital chain from three aspects: cost, income and construction cycle, and finds out that the main factors affecting project financing mode, financing scale and financing timing are the construction cycle and construction cost of the project. The factors influencing the cash flow of the project are the construction cost of the project, the construction cycle, the sales price of the vacation settlement and time-sharing resort, the operating cost of the project, the income from the land transfer, and the income from the waterfront leisure zone. Progress in sales of holiday settlements and timeshare resorts, rent levels and interest rates in folklore areas. For this project, the research in this paper will help Zhiyuan Industry fully realize the possible inflow and outflow of funds in various stages of the project, grasp the overall risk and stage risk of the project, and work out the countermeasures in advance. Improve the efficiency of the use of funds, ensure the safety of project funds, and ultimately achieve the goal of maximization of project profits. At the same time, the analysis of this paper can provide reference for the capital chain management of similar real estate projects, and has important practical guiding significance for improving the efficiency of the capital management of the whole real estate industry.
