旅游房地产投资环境分析及评价研究

【摘要】:近年来,随着旅游业的快速发展,,旅游房地产逐渐成为新的投资热点。在发展过程中,由于中西部地区投资环境的不断改善,旅游房地产市场的升温和崛起,旅游房地产投资开始从沿海地区向中西部地区转移。投资者要想在激烈的旅游房地产市场竞争中取得较好收益,除考虑经济成本等因素外,在投资前期对旅游房地产投资环境进行科学合理的综合评价,选定良好的投资环境至关重要。 本文主要包括理论研究和实证研究,共分为五个部分: 第一部分:阐述了研究背景和选题依据、国内外的研究现状、目的和意义并构架了全文的写作框架; 第二部分:论述了与旅游房地产相关的理论与方法基础,进行了相关概念的界定和特征描述,并对与投资环境研究相关的评价方法作了一定的归纳总结; 第三部分:介绍了旅游房地产的投资形式,分析了旅游房地产的投资现状,并进行了旅游房地产的投资环境因素分析; 第四部分:阐述了投资环境的评价目的及原则,运用主成分分析法,对旅游房地产的投资环境进行评价,运用SPSS软件对数据进行处理,从而计算出各个城市的得分,并进行相应的排序,并找出对投资环境起重大影响作用的各个因子; 第五部分:在评价分析总结的基础上,为投资者进行投资给出了科学的对策,对政府给出了相关的政策建议。 总之,论文在明确旅游房地产的基本概念的基础之上,分析了旅游房地产的原因、现状及影响因素,运用主成分分析法对目标城市的投资环境进行评价,最后针对问题提出适合旅游房地产的发展对策与建议,具有一定的理论价值和实践意义。
[Abstract]:In recent years, with the rapid development of tourism, tourism real estate has gradually become a new investment hot spot. In the process of development, due to the continuous improvement of the investment environment in the central and western regions, the rising and rising of the tourism real estate market, the investment of tourism real estate began to shift from the coastal areas to the central and western regions. In the competition of the real estate market, it is very important to make a scientific and rational comprehensive evaluation on the investment environment of the tourism real estate in the early stage of investment, except for the economic cost and so on.
This paper mainly includes theoretical research and empirical research, which is divided into five parts.
The first part describes the research background and the basis of choosing the topic, the research status, purpose and significance at home and abroad, and the framework of the full text.
The second part is to discuss the theory and method basis of tourism real estate, to define and describe the related concepts, and to sum up the evaluation methods related to the research on the investment environment.
The third part: introduced the investment form of tourism real estate, analyzed the investment situation of the tourism real estate, and analyzed the investment environment factors of the tourism real estate.
The fourth part describes the objective and principle of the evaluation of investment environment, evaluates the investment environment of tourism real estate by using the principal component analysis method, and uses SPSS software to deal with the data, so as to calculate the scores of each city and sort out the corresponding factors, and find out the factors that have a significant impact on the investment environment.
The fifth part: on the basis of evaluation, analysis and summary, it provides scientific countermeasures for investors to invest, and gives relevant policy recommendations to the government.
In a word, on the basis of defining the basic concept of tourism real estate, this paper analyzes the reasons, current situation and influencing factors of tourism real estate, evaluates the investment environment of the target city by principal component analysis, and finally puts forward the countermeasures and suggestions for the development of tourism real estate, which has certain theoretical value and practice. Significance.
