FH岛旅游地产项目财务评价研究

【摘要】:中国政通人和,社会安定,是世界上最安全的旅游目的地之一;中国经济发展迅速,人们收入不断提高,为休闲消费奠定了坚实的基础,现行休假制度的完善也对国内旅游消费市场的发展起着极大存进作用。同时,我国房地产市场发展迅猛,给我国经济注入了极大的活力,在此基础之上旅游房地产业也正处于一种上升的态势。青岛作为中国旅游的主要城市之一,旅游潜力十分巨大,奥运会后青岛国际知名度更是有所上升,其旅游业的发展也是处于繁盛阶段。正是在这样一种背景下,本文选取处于青岛开发区的FH岛旅游地产项目作为研究对象,对其建设开发的投资进行分析与评价。 FH岛项目位于黄岛开发区,在近几年的发展中,黄岛开发区也成为青岛的重点建设地区,其自然环境优美,是适宜作为旅游项目开发的地域。同时笔者作为项目参与人对项目情况了解较为详细,具备研究分析的良好基础。 文章第一章对旅游房地产投资项目的财务评价进行了理论阐述,主要从旅游房地产内涵以及财务评价两个方面展开论述。重点介绍了财务评价的内涵、作用、指标体系以及综合分析方法,同时对不确定性分析进行了相应论述。第二章对FH岛项目进行了介绍,包括其背景、建设条件、项目方案以及规划和市场分析,为后面的财务评价奠定基础。第三章是介绍项目的资金筹措和投资估算,重点讲述了项目投资的方向,以及资金运用的具体方案,包括建设五星级温泉主体度假酒店、企业会所、渔人码头、全天候游泳池等。论文的重点在于第四章,对FH岛进行了财务评价的实证分析,包括财务指标分析、盈利能力分析和不确定性分析。首先对项目的基本财务情况进行了分析,然后利用静态盈利能力分析、动态盈利能力分析对项目的盈利能力进行了详尽的分析,最后通过盈亏平衡分析和敏感性分析对项目进行了不确定性分析。最后论文对项目财务评价进行了总结,并针对其中的问题提出了建议和意见。 本文对FH岛项目进行财务评价的目的,不仅仅是从财务的角度分析本次项目的投资可行性以及风险,还希望通过对此项目的分析能够得出对旅游房地产项目进行投资的建议,使以后类似项目的投资能够减少风险。
[Abstract]:China is one of the safest tourist destinations in the world. The rapid development of Chinese economy and the rising of people's income have laid a solid foundation for leisure consumption. The perfection of the current vacation system also plays a great role in the development of domestic tourism consumption market. At the same time, the rapid development of our real estate market has injected great vitality into our economy. On this basis, the tourism real estate industry is also in a rising trend. Qingdao, as one of the main tourist cities in China, has a great potential for tourism. After the Olympic Games, Qingdao's international popularity has increased, and the development of its tourism industry is also in a prosperous stage. Under such a background, this paper selects the FH Island tourism real estate project in Qingdao Development Zone as the research object, and analyzes and evaluates the investment in its construction and development. FH Island Project is located in Huangdao Development Zone. In recent years, Huangdao Development Zone has become the key construction area of Qingdao, and its natural environment is beautiful, which is suitable for development of tourism projects. At the same time, as a project participant, the author has a detailed understanding of the project and has a good foundation for research and analysis. The first chapter expounds the financial evaluation of tourism real estate investment projects, mainly from two aspects: the connotation of tourism real estate and the financial evaluation. This paper mainly introduces the connotation, function, index system and comprehensive analysis method of financial evaluation, and discusses the uncertainty analysis. The second chapter introduces the FH Island project, including its background, construction conditions, project plan, planning and market analysis, which lays the foundation for the financial evaluation. The third chapter is to introduce the financing and investment estimation of the project, focusing on the direction of the project investment, as well as the specific plans for the use of the funds, including the construction of a five-star hot spring main resort, corporate clubs, fishermen's wharf, An all-weather swimming pool, etc. The emphasis of this paper is in Chapter 4. The empirical analysis of the financial evaluation of FH Island is carried out, including the analysis of financial indicators, the analysis of profitability and the analysis of uncertainty. Firstly, the basic financial situation of the project is analyzed, and then the profitability of the project is analyzed in detail by using the static profitability analysis and the dynamic profitability analysis. Finally, the uncertainty of the project is analyzed through break-even analysis and sensitivity analysis. Finally, the paper summarizes the financial evaluation of the project, and puts forward some suggestions and suggestions. The purpose of the financial evaluation of FH Island project is not only to analyze the feasibility and risk of the project from the financial point of view, but also to get the suggestion of investment in the tourism real estate project through the analysis of this project. So that investment in similar projects in the future can reduce risk.
