山东省旅游房地产开发模式评价研究

【摘要】:旅游房地产是房地产业与旅游业结合而产生的新兴领域,具有较大的发展潜力,并且逐渐成为新的投资和关注热点,对旅游房地产开发模式进行研究对于促进旅游业和房地产业的进一步融合以及两大产业的良性互动发展具有重要意义。随着旅游房地产的不断发展,已经带来巨大的经济效益和社会效益,但旅游房地产的项目开发还处于探索阶段,其理论基础、开发模式等都有待完善。目前,山东省旅游房地产发展表现出良好的势头,在沿海城市已经形成较大规模的旅游房地产项目群,但是相关理论研究较少。在这种背景下,探索和研究山东省旅游房地产开发模式问题,为旅游房地产的开发提供理论和借鉴作用。 本文采用了定性与定量相结合,理论与实践相联系的研究方法,运用数学模型与实证分析,对山东省旅游房地产开发模式评价进行了研究。理论基础部分首先对旅游房地产基本知识进行解析,例如概念、特征、类型等,并提出了本文对于旅游房地产概念的界定,即“以各种现实的或潜在的旅游资源为发展契机,将休闲度假产业与房地产业通过各方面的整合、重组和创新巧妙地结合在一起,而形成的一种全新的产业发展模式,是一种具有旅游、休闲、度假等功能的旅游产品和物业形态”,然后对旅游房地产的国内外研究综述及发展情况进行了较为系统的论述,最后对旅游房地产与旅游、与房地产这二者的关系进行了辨析。 在理论研究的基础上,以山东旅游房地产开发模式作为具体的研究对象,对山东省旅游房地产开发必要性以及开发条件如自然地理、社会经济、基础设施、宏观条件、旅游业发展状况以及房地产市场发展状况进行了全面系统的梳理,指出山东省旅游房地开发的现状表现在地域分布、开发模式和发展趋势三个方面;结合上面的分析研究,将山东省旅游房地产开发模式分为单一旅游房地产开发模式和复合旅游房地产开发模式,前者包括以提供第一居所为目的的景区住宅开发模式、以旅游度假为目的的度假房地产开发模式和旅游商业地产开发模式,后者为集住宅、度假、商务、休闲等为一体的综合型旅游房地产开发模式;最后,根据前面的研究,建立了山东省旅游房地产开发模式评价的指标体系,包括政策因素、经济因素、社会文化及环境因素、旅游市场因素和房地产市场因素5个一级指标和土地以及金融政策、GDP、CPI恩格尔系数、城市规划和城市发展水平、城市知名度等18个二级指标,并运用层次分析法、德尔菲法和模糊综合评价法构建了评价模型,以青岛海泉湾项目为例进行实证研究,并验证了模型的可用性,为旅游房地产项目开发模式的选择提供了崭新的思路。
[Abstract]:Tourism real estate is a new field produced by the combination of real estate and tourism, which has great potential for development, and has gradually become a new investment and focus. The research on tourism real estate development mode is of great significance to promote the further integration of tourism and real estate industry as well as the benign and interactive development of the two industries. With the continuous development of tourism real estate, it has brought huge economic and social benefits, but the development of tourism real estate project is still in the exploration stage, its theoretical basis, development mode and so on need to be improved. At present, the development of tourism real estate in Shandong Province has shown a good momentum, in coastal cities has formed a large-scale tourism real estate project group, but the related theoretical research is less. Under this background, this paper explores and studies the development mode of tourism real estate in Shandong Province, which provides theory and reference for the development of tourism real estate. This paper studies the evaluation of tourism real estate development model in Shandong province by means of combining qualitative and quantitative analysis, combining theory with practice, and applying mathematical model and empirical analysis to evaluate the development mode of tourism real estate in Shandong province. The basic theory first analyzes the basic knowledge of tourism real estate, such as concepts, characteristics, types, etc., and puts forward the definition of the concept of tourism real estate in this paper, that is to say, "take all kinds of realistic or potential tourism resources as the opportunity for development," Through the integration, reorganization and innovation of the leisure and vacation industries and the real estate industry, a brand-new mode of industrial development is formed, which is a kind of tourism, leisure, and so on. Tourism products and property forms with functions such as vacation ", then the domestic and foreign research and development of tourism real estate are systematically discussed. Finally, the relationship between tourism real estate and tourism, and real estate is analyzed." On the basis of theoretical research, taking Shandong tourism real estate development mode as a specific research object, the necessity and development conditions of Shandong tourism real estate development such as physical geography, social economy, infrastructure, macro-conditions, and so on, are studied. The situation of tourism development and the development of real estate market have been comprehensively and systematically combed, pointing out that the present situation of the development of tourism premises in Shandong Province is manifested in three aspects: regional distribution, development mode and development trend; In combination with the above analysis and research, the tourism real estate development mode in Shandong Province is divided into a single tourism real estate development model and a composite tourism real estate development model. The former includes a scenic residential development model for the purpose of providing the first residence. Vacation real estate development mode and tourism commercial real estate development mode for the purpose of tourism vacation, the latter is a comprehensive tourism real estate development mode which integrates housing, vacation, business, leisure, etc. Finally, according to the previous research, the evaluation index system of tourism real estate development model in Shandong Province is established, including policy factors, economic factors, social and cultural factors and environmental factors. Tourism market factors and real estate market factors five primary indicators and land and financial policies, GDP,CPI Engel coefficient, urban planning and urban development level, city popularity and other 18 secondary indicators, and the use of analytic hierarchy process (AHP), Delphi method and fuzzy comprehensive evaluation method are used to construct the evaluation model. Taking Haiquan Bay project in Qingdao as an example, the feasibility of the model is verified, which provides a brand-new way of thinking for the choice of tourism real estate project development mode.
