【摘要】:房地产市场是瞬息万变的,各种因素的影响都会造成房地产市场产生一定幅度的波动,政策性因素以及人们不同的预期甚至会对房地产市场产生较大的影响。而作为市场主体的房地产开发商在房地产项目开发过程中,则需要对项目全程做好充分的管理工作,以确保项目能够顺利实施。对于成功开发的项目,,房地产开发商除了能够获得与预期相当的利润,还会赚得业界良好的口碑,赢得市场及业主的信任及期待,而建设单位项目管理工作的好坏已经成为一个房地产开发项目能否成功的关键。 衡量一个房地产开发商是否成功,不能单纯只看其在顺境中扩张的程度,更要考量其面对政策的不确定性、行业的快速变革以及自身面对危机来临时的对抗能力。只有房地产开发商自身构建成完整且功能强大的管理平台,才能给自己留有应对错失的弹性空间和余地。 本文以DT公司开发的LSH大厦项目为实例,首先介绍项目开发背景及所处环境,其次介绍房地产开发相关概念,随后对房地产开发企业在项目运行过程中各阶段项目管理进行简要概述,着重分析项目实施阶段对于施工现场各单位及作为建设单位的甲方内部各部门的管理,并对DT公司在项目开发过程中存在的问题提出建议,以期为DT公司后续项目打好基础。同时,希望本文对其他房地产开发商的项目开发能起到一定的借鉴作用。
[Abstract]:The real estate market is changing rapidly, and all kinds of factors will cause the real estate market to fluctuate to a certain extent. Policy factors and people's different expectations will even have a greater impact on the real estate market. As the main body of the market real estate developers in the real estate project development process. The project needs to be fully managed to ensure that the project can be implemented smoothly. For successful development projects, real estate developers in addition to the expected profits. It will also win the good reputation of the industry and win the trust and expectation of the market and the owners. The project management of the construction unit has become the key to the success of a real estate development project. To measure the success of a real estate developer, we should not only look at the extent of its expansion in good times, but also consider the uncertainty of its policy. The rapid transformation of the industry and its ability to confront the crisis. Only real estate developers themselves build a complete and powerful management platform. In order to give yourself the flexibility and room to deal with mistakes. Taking the LSH building project developed by DT Company as an example, this paper first introduces the background and environment of the project, and then introduces the related concepts of real estate development. Then the project management of real estate development enterprises in the process of project operation is briefly summarized, focusing on the analysis of the project implementation stage for the construction site units and as the construction unit of the internal departments of Party A management. At the same time, it puts forward some suggestions on the problems of DT Company in the process of project development, in order to lay a good foundation for the follow-up project of DT Company. I hope this paper can play a certain role in the project development of other real estate developers.
