西安集中安置房建设项目经济分析

【摘要】:随着我国经济保持多年持续快速增长,房地产行业得到迅猛发展,但近年来房价不断攀升,已经引起社会各界的关注。集中安置房是政府进行城市道路建设和其他公共设施建设项目时,对被拆迁住户进行安置所建的房屋,集中安置房的建设有效增加了住房供应,对满足消费者需求,降低房价具有积极的重要意义。在目前房地产市场竞争越来越激烈的情况下,如何通过经济分析有效运作资本,降低投资风险,提高企业竞争能力已经成为迫切的研究课题。 本文采用文献分析法、实证研究等方法,探讨西安集中安置房项目投资机会分析、项目开发策划和项目经济效益评价模型。首先介绍西安曲江新区集中安置房项目基本情况,着重进行市场分析,,对项目进行市场定位。接着分析该项目建设的基本条件,阐述项目建设实施方案和计划,探讨项目价值实现策略。然后进行项目经济效益分析研究,着重进行项目投资估算与资金筹措、财务评价、不确定性与社会评价等三方面评价分析,从集中安置房项目的盈利能力、运营能力和偿债能力等进行财务可行性评价,运用盈亏平衡分析、敏感性分析等探讨项目的投资风险,提出相应的风险控制措施。
[Abstract]:With the sustained and rapid growth of China's economy for many years, the real estate industry has been rapid development, but in recent years, house prices continue to rise. It has caused the attention of all circles of the society. The concentrated resettlement house is the house built by the government when the government carries on the urban road construction and other public facilities construction project, to be demolished the resident to carry on the resettlement. The construction of centralized housing has effectively increased the housing supply, to meet the needs of consumers, reduce housing prices have a positive significance. At present, the real estate market competition is becoming more and more fierce. How to operate capital effectively through economic analysis, reduce investment risk and improve the competitive ability of enterprises has become an urgent research topic. This paper uses literature analysis, empirical research and other methods to explore the investment opportunities of Xi'an centralized housing project. Project development planning and evaluation model of project economic benefit. Firstly, the basic situation of centralized resettlement house project in Xi'an Qujiang New District is introduced, and the market analysis is emphasized. Market orientation of the project. Then the basic conditions of the project construction are analyzed, the implementation plan and plan of the project construction are expounded, the realization strategy of the project value is discussed, and then the economic benefits of the project are analyzed and studied. Focus on the project investment estimation and financing, financial evaluation, uncertainty and social evaluation of the three aspects of evaluation analysis, from the centralized housing project profitability. This paper evaluates the financial feasibility of operation ability and solvency, discusses the investment risk of the project by using break-even analysis and sensitivity analysis, and puts forward the corresponding risk control measures.
