【摘要】:近年来,淄博市房地产市场在需求持续旺盛的引导下,继续保持着快速、平稳、理性的发展,供求总量基本均衡,供求结构基本合理,房地产价格基本平稳。与此同时,与住宅需求的持续增长不同,淄博市住宅新增供给明显下降。在此背景下,为了及时抓住市场机会,提升公司自身的市场竞争力,淄博市鑫盛房地产开发有限公司在成功开发一期建设项目的基础上,提出了城市花园二期建设项目。该项目的建设不仅可以增加淄博市住宅市场的有效供给,缓解供求压力,而且也有利于项目实施单位充分利用市场机遇,提升自身竞争力,获得良好的经济效益。 本文将项目经济效益评价的相关理论与淄博市城市花园二期建设项目实际密切结合,采用市场调查法、定性分析与定量分析相结合等方法,对本项目进行了深入的经济效益评价研究,主要内容安排具体如下: 第一部分为引言,简要介绍了本文的研究背景及意义,国内外研究现状、研究内容与结构、研究思路与方法等; 第二部分为相关理论概述,详细介绍了目前项目经济效益评价的理论体系; 第三部分为淄博市城市花园二期建设项目概况及数据估算,主要是在对该项目进行总体介绍的基础上,详细估算了本文研究所需要的相关数据; 第四部分为淄博市城市花园二期建设项目经济效益指标分析,主要是通过一系列动态及静态经济效益指标的选取与计算分析,深入研究了该项目的动态及静态盈利能力; 第五部分为淄博市城市花园二期建设项目不确定性及风险分析,主要通过研究项目盈亏平衡、敏感性等度量和预测该项目的风险状况,并分析了该项目所面临的主要风险,进一步提出了应对风险的建议和对策; 第六部分为提高淄博市城市花园二期建设项目经济效益的策略建议,主要是针对如何进一步提高本项目的经济效益水平,从市场拓展、成本控制及风险管理等方面,提出了相应的策略建议; 第七部分为结论与展望,主要是总结全文,得出结论,并就该领域的未来研究做出展望。 本文研究坚持了理论分析与实证分析的密切结合,研究思路清晰,框架结构合理,能够为今后类似的研究提供参考和借鉴。同时,本文的研究具有一定的预见性和针对性,不仅有利于本项目建设的科学决策,而且也有利于为项目建成后的经营管理提供科学依据。
[Abstract]:In recent years , under the guidance of the constant demand of the real estate market , the real estate market continues to maintain the rapid , stable and rational development , the total quantity of supply and demand is basically balanced , the supply and demand structure is basically reasonable , and the real estate price is basically stable . At the same time , in order to seize the opportunity of the market in time , improve the market competitiveness of the company itself , the construction of the project can not only increase the effective supply of the residential market in the city , relieve the supply and demand pressure , but also benefit the project implementation unit to take full advantage of the market opportunity , improve its competitiveness and obtain good economic benefit . In this paper , the relevant theories of the project economic benefit evaluation are closely combined with the actual close combination of the two phase construction projects of the city garden in the city of zibo city , and the market investigation method , qualitative analysis and quantitative analysis are adopted to carry out an in - depth economic benefit evaluation study of the project , and the main content arrangement is as follows : The first part is preface , briefly introduces the research background and significance of this paper , the research situation , research content and structure , research thinking and method at home and abroad ; The second part provides an overview of the relevant theories , and introduces the theoretical system of the current project economic benefit evaluation . The third part is the general survey and data estimation of the second phase of the city garden , mainly on the basis of the general introduction of the project , and the relevant data needed by the research institute is estimated in detail ; The fourth part is divided into the analysis of the economic benefit index of the second stage construction project of the city garden , mainly through the selection and calculation analysis of a series of dynamic and static economic benefits indexes , in - depth study on the dynamic and static profitability of the project ; The fifth part is the uncertainty and risk analysis of the second - stage construction project of the city garden , mainly through the research of the project ' s profit - loss balance , the sensitivity and the like , and forecasts the risk situation of the project , and analyzes the main risks faced by the project , and further puts forward the suggestions and countermeasures to deal with the risk ; The sixth part is divided into the policy suggestion to improve the economic benefit of the second stage construction project of the city garden in zibo city , and puts forward the corresponding strategy suggestions on how to further improve the economic benefit level of the project , from the aspects of market expansion , cost control and risk management . The seventh part is the conclusion and prospect , which is the conclusion and prospects for future research in the field . The research of this paper has adhered to the close combination of theoretical analysis and positive analysis , the research is clear , the frame structure is reasonable , can provide reference and reference for the similar research in the future . At the same time , the research of this paper has certain foresight and pertinence , not only to the scientific decision - making of the construction of the project , but also to provide scientific basis for the management and management of the project .
