【摘要】:房地产业是关系国计民生的重要行业,因此也受到政府乃至社会各个阶层的普遍关注。当前,房地产业已成为我国经济发展中极具特色的产业,对拉动经济增长发挥了重要作用。在房地产业快速发展的同时,包括金融风险等潜在的问题日益突出,房地产金融风险不仅会影响房地产业自身的健康稳定,而且对整个金融业乃至国民经济的稳定和发展也会产生极其不利的影响。由于房地产业是资本密集性的特殊行业,与金融业有着非常密切的联系,在美国次贷危机所引发的全球性金融危机的大背景下,,采取积极措施防范房地产金融风险已是刻不容缓。 本文立足于保定市房地产金融风险的实际情况,以房地产金融相关理论为依托,采用定性分析和定量分析,理论分析和实证分析等方法,从保定市房地产金融风险发展现状入手,重点指出房地产开发企业的规模和资质不高,房地产开发商自有资金不足,房地产市场已经供过于求,商业地产升温,土地供给不足、地价持续上涨是保定市房地产业发展的典型特征。本文建立了房地产金融风险监测指标体系,并对保定市房地产金融风险各项监测指标进行了量化分析,对保定市房地产金融风险进行了评价,在此基础上,客观分析了保定市房地产金融风险的形成原因。本文最后在实证的基础上提出:房地产开发企业要积极拓宽融资渠道,探索融资新模式;努力提高市场竞争力,增强抗风险能力,塑造企业品牌;加强银行房地产信贷内部控制,提高风险管理水平;加强政府对房地产市场的宏观管理和调控;培育和优化房地产金融发展的宏观环境等防范和控制保定市房地产金融风险的对策和建议。
[Abstract]:The real estate industry is an important industry related to the beneficial to the people's livelihood has also been widespread concern, so all levels of government and society. At present, the real estate industry has become a very characteristic of China's economic development in the industry, has played an important role in promoting economic growth. In the rapid development of the real estate industry development at the same time, the potential problems including financial risk the increasingly prominent, the real estate financial risk will not only affect the healthy and stable real estate industry itself, but also the stability and development of the entire financial industry and national economy will have an extremely negative impact. Because the real estate industry is a special industry capital intensive, has a very close contact with the financial sector in the background the U.S. subprime mortgage crisis has triggered the global financial crisis, to take positive measures to prevent real estate financial risks is imperative.
This paper based on the actual situation in Baoding City, the financial risk of real estate, real estate finance related theories as the basis, using qualitative analysis and quantitative analysis, theoretical analysis and empirical analysis methods, starting from the current situation of the development of Baoding City real estate financial risk, and points out the real estate development enterprise scale and quality is not high, the real estate developers the lack of its own funds, the real estate market has commercial real estate warming, pile up in excess of requirement, land supply, land prices continue to rise is a typical feature of the Baoding real estate industry development. This paper establishes the risk monitoring index system of real estate financial risk, and to the Baoding real estate financial risk indicators for quantitative analysis of Baoding real the real estate finance risk evaluation, based on the objective analysis of the causes of Baoding City real estate financial risk. This paper based on the empirical analysis. A: the real estate development enterprises should actively expand financing channels, explore new modes of financing; to enhance market competitiveness, enhance the anti risk ability, shaping the corporate brand; to strengthen the bank real estate credit internal control, improve the level of risk management; strengthen the government macro management of the real estate market and regulation; cultivation and optimization of the development of real estate finance the macro environment for prevention and control of Baoding City real estate financial risk countermeasures and suggestions.
