【摘要】:随着国家对房地产市场的调控,投资和投机行为在房地产行业中已经大为减少,房地产市场完全属于卖方市场的情形已经较难重现,开发商需要充分考虑市场因素,制定出合理的价格,以更好地销售房源。在这样的经济环境下研究商品住宅价格决策的意义主要体现在提高企业的竞争力,树立品牌形象;为消费者购房提供借鉴,增强其行为理性,并促进我国房地产市场的规范与健康发展。同时,从根本上改变部分房地产开发公司成本定价、人为定价的现状,解决在定价过程中存在的随意性、盲目性和滞后性,对提高产品市场占有率有着重要意义。 本文主要围绕基于博弈论的房地产定价策略展开,共分为六章。首先对相关国内外研究现状进行了分析和总结,并在博弈论、房地产定价论述相关理论基础上,对房地产定价中的相关博弈方之间的关系与博弈过程进行了研究,同时,对房地产价格形成的影响因素进行了分析,包括个别因素、区域因素和一般因素。并对房地产市场定价的博弈过程进行了分析,房地产定价的过程是复杂的,政府部门的决策、竞争者之间的对策以及消费者的购买心理都是决定价格的主要因素。各参与者的共同参与,,在各个环节形成了房地产定价的博弈过程。通过上述分析,本文以位于某市的御景湾项目作为案例进行实证分析,制定出相应的价格,并提出了保障该价格得以落实的相关策略。
[Abstract]:With the state regulation of the real estate market, investment and speculation in the real estate industry has been greatly reduced, the real estate market is a seller's market situation has been difficult to reproduce, developers need to fully consider the factors of market, develop a reasonable price, in order to better sales listings. Research on the price of commercial housing in this decision the economic environment is mainly reflected in the significance to improve the competitiveness of enterprises, establish a brand image; to provide reference for consumers, enhance their rational behavior, and promote China's real estate market norms and healthy development. At the same time, to fundamentally change the part of the real estate development company cost pricing, pricing for the status quo, solve the problems in pricing in the process of randomness, blindness and lag, to improve the market share of products has important significance.
This paper mainly focuses on the real estate pricing strategy based on game theory, is divided into six chapters. The current status of research at home and abroad were analyzed and summarized, and in game theory, discusses the related theory basis of real estate pricing, the relationship and the game process between the game related real estate pricing in the studied at the same time, and the influence factors on the formation of real estate prices are analyzed, including individual factors, regional factors and general factors. And the game process of the real estate market pricing is analyzed, the process of real estate pricing is complicated by the decision of the government, countermeasures between competitors and the purchase of consumer psychology is the main in determining the price. The joint participation of all participants, the game process of the real estate price formation in all aspects. Through the above analysis, this paper in the Bayview project is located in the city as a case An example is made to make an empirical analysis, the corresponding price is formulated, and the relevant strategies to ensure the implementation of the price are put forward.
