【摘要】:受政策利好的影响,各类产业园区在中国飞速增长,产业园类的房地产项目属于资金非常密集的项目,伴随着陆续推出的房地产资金管理政策,单一的筹集资金渠道已经不适应当前房地产行业变化的需求,阻碍了房地产企业的发展步伐,严重的资金压力也许会导致整个项目的“烂尾”,进而影响房地产企业的生存,由此开发新的筹资渠道或选择正确的筹资组合方式对于房地产行业来说相当重要。 本文分析FB产业园项目的实际情况,根据FB产业园项目属于中小国有企业,因此对FB产业园项目筹资问题的研究可以归为中小国有企业投资产业园类项目时筹资问题的研究。 本文首先对国内外产业园建设模式、项目筹资方式和策略进行了比较和分析,为产业园类建设项目筹资进行了详细的介绍。 其次分析了产业园类房地产开发项目发展的宏观背景,指出了本行业面临的融资困境和发展方向建议,根据国家十二五规划的大原则下,明确了产业园类基础建设项目的研究在当前对于提高工业现代化发展的现实意义。 本文针对FB产业园项目这个具体投资项目筹资方案的分析,,明晰了在中国特色下各种融资方式的使用条件,对于其它房地产公司,特别是国有中小型企业投资产业园类房地产开发项目有一定程度的借鉴意义。 本文的研究目的就是在各类筹资成本、渠道、风险的影响因素下,以FB产业园项目筹资方案的比较和选择为例,力图为产业园项目类的发展提供警示,盲目投资或过热投资都会给行业带来不利影响,同时也影响到投入到本行业中的企业自身的生存和发展。
[Abstract]:Affected by favorable policies, various industrial parks in China industrial park such rapid growth, real estate projects are capital very intensive projects, with the management policy of real estate funds launched, single financing channel has not adapt to the current change in the demand for real estate industry, hindering the pace of development of real estate enterprises perhaps, serious financial pressure will cause the whole project "unfinished", thereby affecting the real estate enterprise's survival, the development of new financing channels or choose the right financing combination is very important for the real estate industry.
This paper analyzes the actual situation of the FB Industrial Park project. According to the FB Industrial Park project belonging to the small and medium-sized state-owned enterprises, the research on the financing problem of FB industrial park can be classified as the research on the financing problem of small and medium-sized state-owned enterprises investing in industrial park projects.
This paper first compares and analyzes the financing mode and strategy of industrial park construction at home and abroad, and introduces the financing for industrial park construction projects in detail.
Secondly, the paper analyses the background of Industrial Park real estate development project development, points out the financing predicament and development direction of the industry's proposal, according to the principles of national planning in 12th Five-Year, the Industrial Park Foundation Construction Project in the current study to improve the practical significance of modern industrial development.
In this paper, the analysis of financing scheme for FB Industrial Park project the specific investment projects, clear the use conditions of various financing methods in China characteristics, for other Real Estate Company, in particular to a certain extent the significance of small and medium-sized state-owned enterprises investment Industrial Park real estate development project.
The purpose of this study is in all the cost of financing channels, the risk factors under the influence of the FB Industrial Park project financing scheme comparison and selection as an example, in order to provide warning for the development of industrial park project, blind investment or overheating investment industry will bring adverse impact, but also affect the investment to survive and the development of the industry in the enterprise.
