我国内地房地产信托投资基金上市研究

【摘要】:房地产业是我国国民经济的支柱产业之一。大力发展房地产业以带动其他相关产业,是我国保持国民经济长期稳定发展的战略决策之一。党的十八大及2013年“两会”期间提出,要深化改革,推进金融创新,大力发展多层次资本市场,提高直接融资的比重。作为金融创新的重要产物,房地产信托投资基金(Real Estate Investment Trusts,简称REITs)专注内地房地产的中国REITs离诞生仅一步之遥。对政府而言,可化解本省房地产金融风险、缓解保障房融资压力;对开发商而言,提供了便利融资、有序退出的渠道;对投资者而言,为投资者提供了收益较高、较稳定的一种投资选择。因此,研究这一问题具有重要的理论价值和实践意义。 本文结构上分为七章,第一章为导论,第二章为房地产信托投资基金概述,第三章为我国内地房地产信托投资基金的现状和上市障碍研究,第四章为我国内地房地产信托投资基金上市的路径研究,第五章为我国内地房地产信托投资基金上市的保障措施,第六章为我国内地己上市房地产信托投资基金的案例分析,第七章为结论与展望。 REITs的上市是适应中国发展的,可以为房地产企业提供更多的融资渠道,解决其融资难题,解决好融资巨大的房地产企业问题对中国社会发展是有利的。我们一定要先建立起与REITs有关的专项法规,才能谈REITs上市一事,一定要对目前法律法规中存在的上市障碍进行合理排除,还应当总结REITs上市试点中出现的问题和教训,才能够使未来REITs上市更加顺利。
[Abstract]:The real estate industry is one of the pillar industries of our national economy. It is one of the strategic decisions to maintain the long-term and stable development of the national economy in our country. During the 18 National Congress of the Party and the "two sessions" in 2013, it was proposed that we should deepen reform, promote financial innovation, and vigorously develop multi-level capital markets. Increase the proportion of direct financing. As an important product of financial innovation, real estate trust investment fund Real Estate Investment Trusts. REITs, which focuses on mainland real estate, is only one step away from its birth. For the government, it can resolve the financial risk of real estate in the province and relieve the pressure of financing security housing. For developers, provide convenient financing, orderly exit channels; For investors, it provides investors with a higher return and a more stable investment choice. Therefore, the study of this issue has important theoretical value and practical significance. The structure of this paper is divided into seven chapters, the first chapter is the introduction, the second chapter is the overview of the real estate trust investment fund, the third chapter is the status quo and listing obstacles of the real estate trust investment fund in the mainland of China. Chapter 4th is the research on the path of the listing of the real estate trust investment funds in mainland China, and chapter 5th is the safeguard measures for the listing of the real estate trust investment funds in the mainland of China. Chapter 6th is the case study of China's listed real estate trust and investment fund, and chapter 7th is the conclusion and prospect. The listing of REITs is adapted to the development of China, which can provide more financing channels for real estate enterprises and solve their financing problems. It is beneficial to the social development of China to solve the problem of financing huge real estate enterprises. We must first establish special laws and regulations related to REITs before we can talk about the listing of REITs. It is necessary to reasonably remove the obstacles in the current laws and regulations, and to sum up the problems and lessons in the trial of REITs listing in order to make the listing of REITs more smooth in the future.
