基于消费者视角昌吉市房地产市场发展研究

【摘要】：在中国经济的持续增长的过程中，房地产业的快速发展起到了举足轻重的作用。在1998年进行了国家住房制度改革，这项住房制度改革改变了人们的住房消费观念，使得房地产业的发展进入高速发展期。在全国经济发展速度放缓的大形势下，房地产业却连续几年快速发展，堪称一枝独秀，同时也出现了投资热、开发热、建设热等各种热度问题，它的发展速度远高于其他行业的发展速度。但是，在充分肯定房地产发展所带来的成绩的同时，我们又要面对当前中国房地产业发展中存在的各种问题。作为不同的群体，站在不同的视角下，对房地产业的发展就会有不同的认知。作为房地产业发展的重要群体--消费者，为使中国房地产业能更稳健地向前发展，有必要对消费者视角下的房地产业的发展问题进行研究与分析。本文站在消费者的角度，论文共分为六章：第1章是导言，包括研究背景、研究意义与目的、基本概念界定、论文基本框架以及对国内外相关研究文献进行评析。第2章是分析昌吉市发展概况，主要是昌吉市的基本情况以及房地产市场的整体情况进行介绍，特别强调市场价格方面，并且介绍了做调查问卷的基本情况。第3章是分析昌吉市房地产市场的消费者行为分析以及调查问卷的设计，主要从消费者角度，来预期房地产价格、以及对房地产开发的影响。第4章是消费者视角下影响昌吉市房地产发展的因素，主要是分别从收入因素、宏观因素、以及其他因素3个方面分析。第5章是对昌吉市房地产业发展的研究，，主要从消费者角度出发，在房地产企业的发展、政府政策方面，提出促进昌吉市房地产发展的综合措施。第6章是结论，包括得出本文的结论，并指出不足之处。总的来说，本文对昌吉市房地产市场的发展进行分析，发现问题，并提出建议。
[Abstract]:In the process of sustained economic growth in China, the rapid development of the real estate industry played a pivotal role. In 1998, the national housing system reform was carried out. This housing system reform has changed people's concept of housing consumption, making the development of real estate into a period of rapid development. Under the situation of slowing down of the national economic development, the real estate industry has developed rapidly for several years in a row. It can be called the best of all kinds of heat problems, such as investment fever, development heat, construction heat and so on. Its development speed is far higher than the development speed of other industries. While fully affirming the achievements brought about by the development of real estate, we have to face all kinds of problems existing in the development of China's real estate industry. As different groups, standing in different perspectives, the development of the real estate industry will have different perceptions. As an important group of real estate development-consumers. In order to make China's real estate industry develop more steadily, it is necessary to study and analyze the development of real estate industry from the perspective of consumers. The thesis is divided into six chapters: the first chapter is the introduction, including the research background, research significance and purpose, the definition of basic concepts. The second chapter is to analyze the development of Changji City, mainly the basic situation of Changji City and the overall situation of the real estate market. Special emphasis on market prices, and introduced the basic situation of the questionnaire. Chapter 3 is to analyze the real estate market in Changji consumer behavior analysis and questionnaire design, mainly from the perspective of consumers. The fourth chapter is the factors that affect the development of Changji real estate from the perspective of consumers, mainly from the income factors, macro factors. Chapter 5 is the research on the development of the real estate industry in Changji, mainly from the perspective of consumers, in the development of real estate enterprises, government policies. Chapter 6 is the conclusion, including the conclusion of this paper, and points out the deficiencies. In general, this paper analyzes the development of the real estate market in Changji. Identify problems and make suggestions.
