基于宏观调控政策的SDZK房地产公司战略转型研究

【摘要】:房地产业作为我国国民经济的基础性、支柱性和先导性产业,房地产业持续健康、稳定和快速发展对于推动国民经济增长、解决就业、满足人民日常生活需要、提高人民生活质量具有重要意义。然而,由于我国房地产市场起步相对较晚、房地产行业市场发展尚不成熟,而且房地产市场的周期性波动使得单纯依靠房地产市场机制促进行业健康发展存在诸多问题,因此加强房地产市场的国家宏观调控就是通过将经济政策、法律政策和经济手段等“有计划的手”和市场“无形的手”有机结合,推进房地产行业和谐发展的必然要求。 然而近些年来,由于我国房地产业畸形发展使得国家对房地产业宏观调控力度持续强化,从而使得原来单纯依靠“跑马圈地”规模化扩张实现企业发展的房地产企业面临生存和发展危机。因此,房地产企业加快自身战略转型就成为获取生存和发展空间的必要手段,即房地产企业应及时根据企业外部环境变化,调整公司战略发展方向,以适应新的外部环境挑战和要求。 本研究综合利用房地产经济波动理论、国家宏观调控理论和企业战略转型等相关理论,系统分析国家一系列宏观调控政策变化给我国房地产业带来的影响,,进而分析、探讨我国房地产企业宏观环境、行业环境变化带来的不确定性和风险,以及由此而引发的房地产企业战略转型趋势和主要路径。在此基础上,本研究进一步结合山东省某房地产企业SDZK公司探索战略转型案例,深度分析了我国房地产企业如何根据国家宏观调控政策变化推进企业战略转型,进而适应新的外部环境需要。本研究相关研究结论对于指导我国房地产企业应对国家宏观调控政策需要,提升自身生存和发展空间,促进行业健康发展,推动社会和谐发展具有重要参考意义。
[Abstract]:As the basic, pillar and leading industry of our national economy, the real estate industry continues to be healthy, stable and rapid development to promote the growth of the national economy, solve employment, meet the daily needs of the people. It is of great significance to improve the quality of life of the people. However, due to the relatively late start of the real estate market in China, the real estate market is not yet mature. And the periodic fluctuation of the real estate market makes it difficult to rely on the real estate market mechanism to promote the healthy development of the industry, so strengthening the national macro-control of the real estate market is through the economic policy. The organic combination of "planned hand" and "invisible hand", such as legal policy and economic means, will promote the harmonious development of real estate industry. However, in recent years, because of the abnormal development of the real estate industry in China, the macro-control of the real estate industry has been continuously strengthened. Therefore, the real estate enterprises which simply rely on the scale expansion of "running horses and encircling land" to realize the development of enterprises are faced with the crisis of survival and development. Real estate enterprises to accelerate their own strategic transformation has become a necessary means to obtain survival and development space, that is, real estate enterprises should timely according to the changes in the external environment, adjust the strategic development direction of the company. To adapt to new external environmental challenges and requirements. This research synthetically uses the real estate economic fluctuation theory, the national macro-control theory and the enterprise strategic transformation and so on related theories, systematically analyzes the national series of macro-control policy change to our country real estate industry influence. Then it discusses the macro environment of real estate enterprises in China, the uncertainty and risk brought by the changes of industry environment, and the trend and main path of the strategic transformation of real estate enterprises. This study further combined with a real estate company in Shandong Province SDZK to explore the case of strategic transformation, in-depth analysis of China's real estate enterprises according to the national macro-control policy changes to promote the strategic transformation of enterprises. Then adapt to the needs of the new external environment. The relevant conclusions of this study can guide Chinese real estate enterprises to respond to the needs of national macro-control policies, improve their own survival and development space, and promote the healthy development of the industry. It is of great significance to promote the harmonious development of society.
