广发银行大连分行住房抵押贷款风险控制研究

【摘要】:2011年,广发银行提出要重点向零售业务转型的战略以后,把住房抵押贷款业务作为零售业务发展的重点业务之一,但由于其风险具有时滞性,影响借款人还款的因素又随外部环境的变化具有多样性,那么如何规避和防范风险保证此项业务顺利发展就成为目前急需解决的问题。 本文共分为四章,第一章为绪论;第二章为住房抵押贷款综述;第三章介绍了广发银行大连分行住房抵押贷款业务的现状;第四章为广发银行大连分行的个人住房抵押贷款风险控制改进措施。 本文的研究重点在于建立借款人综合评分测算模型对个人住房抵押贷款业务的贷前风险进行防控,建立独立风险审查岗位对银行风险审批管理环节进行完善,建立健全的贷后管理制度来预警和控制贷后风险,从而形成贷前、审批、贷后全方位的风险防控体系,使住房抵押贷款业务的违约风险最小化。 本文的创新与特色表现在以下几个方面: (1)通过建立借款人综合评分测算模型,对借款人群体的信用进行了细致的划分和评分,使用数字系统来表述借款人的信用评分差异,并得到数字量化的结果作为贷款决策的依据,进而区分违约的几率,从而使贷款决策科学化。 (2)通过建立独立的风险审查岗位进行系统审查,并建立特有的审查渠道,推进了贷前审查的专业化进程,充分地发挥了贷前审查的职能作用,提高了个人住房抵押贷款的审查审批效率,更加有效地提升了此项业务的风险控制能力。 (3)通过建立与借款人定期调查及档案登记制度来完善贷后管理,可以做到对贷款违约风险进行监控,随时掌控借款人的经济状况、还款能力与意愿,及时对可能发生的违约风险进行预警,并作出相应的对策,从而减少由于违约风险的发生而给放款银行带来的损失。
[Abstract]:In 2011, after the Bank put forward the strategy to focus on the transition to retail business, the housing mortgage business as one of the key business development of retail business, but its risk has a delay. The factors that affect the borrower's repayment are diverse with the change of the external environment, so how to avoid and prevent the risks to ensure the smooth development of the business has become an urgent problem. This paper is divided into four chapters, the first chapter is the introduction; The second chapter is the summary of housing mortgage loan; The third chapter introduces the current situation of the housing mortgage loan business of the Dalian Branch of Guangfa Bank. Chapter 4th is the improvement measures of personal housing mortgage risk control of Guangzhou Development Bank Dalian Branch. The research focus of this paper is to establish the borrower comprehensive rating model to prevent and control the pre-loan risk of individual housing mortgage business, and to establish an independent risk review post to perfect the risk examination and approval management link of the bank. To establish a sound post-loan management system to forewarn and control post-loan risks, thus forming a comprehensive risk prevention and control system before, approving and lending, so as to minimize the default risk of housing mortgage business. The innovation and characteristics of this paper are shown in the following aspects: 1) through the establishment of the comprehensive rating model of borrowers, the credit of the borrower group is divided and graded in detail, and the difference of the borrower's credit score is expressed by using the digital system. The quantitative results are used as the basis of loan decision, and then the probability of default is distinguished, which makes the decision of loan scientific. 2) through the establishment of independent risk review posts for systematic review and the establishment of unique review channels, the professional process of pre-loan review has been advanced, and the function of pre-credit review has been fully played. It improves the efficiency of the review and approval of personal mortgage loans, and improves the risk control ability of this business more effectively. Through the establishment of regular investigation with borrowers and file registration system to improve the post-loan management, the risk of loan default can be monitored and the borrower's economic situation, repayment ability and willingness can be controlled at any time. In order to reduce the loss caused by the default risk, the risk of default may be forewarned in time, and the corresponding countermeasures should be made in order to reduce the loss caused by the risk of default.
