A地产集团“金色海岸”项目信托融资设计研究

【摘要】:房地产融资是房地产行业中的重要一环,但就目前来讲我国的房地产融资发展速度却远远滞后于飞速发展的房地产业。房地产是一个资金密集型行业,如果不能保证正常的融资,资金不能及时到位,其打击将是致命的。目前国内地产行业融资渠道单一,过分依赖银行,如何开辟新兴融资渠道,如何完善融资渠道体系已经成为我国房地产行业发展的重大课题之一。本课题着眼于研究银行、地产企业和信托公司合作房地产信托,,为A地产集团“金色海岸”项目提供可行的房地产信托融资方案。 第一部分,介绍本课题的研究背景和意义,综述国内外关于房地产信托的研究现状。 第二部分,房地产信托融资理论,为房地产企业进行信托融资提供理论支撑。介绍信托和房地产信托的概念、特征,分析当前的房地产企业的信托融资需求和典型的信托融资模式,然后介绍房地产企业开展信托融资的基本流程。 第三部分,“金色海岸”项目情况介绍。主要介绍A地产集团Y房地产有限公司的基本情况,“金色海岸”项目的情况和项目建筑设计方案。 第四部分,项目房地产市场需求分析。通过市场的供需分析、项目的开发前景分析、房地产的政策影响分析、项目经济社会影响分析等对所要研究项目的市场需求进行系统全面地分析,为项目的投入和盈利能力分析提供依据。 第五部分,项目的信托融资方案设计。首先根据项目的基本情况预测项目的投资预算,从销售收入、成本费用、利润总额、盈利能力等方面对项目财务效益综合评价,结合项目实施进度,确定项目信托融资的规模和信托方式,确定信托计划方案及风险的识别和控制,确定信托资金的退出机制,确保信托方案的合理、可行、风险可控。
[Abstract]:Real estate financing is the real estate industry in an important part, but now China's real estate financing development lags far behind the rapid development of the real estate industry. The real estate is a capital intensive industry, if we can not guarantee the normal financing, funds can not be in place, it will be a fatal blow at present, the domestic real estate industry. The financing channel is single, over reliance on bank, how to open up new financing channels, how to improve the financing system has become one of the major issues in the development of China's real estate industry. This paper focuses on the research of real estate enterprises and banks, trust companies real estate trust, provides a feasible scheme for the real estate trust financing A real estate group "Golden Coast" project.
In the first part, the background and significance of the research are introduced, and the research status of real estate trust at home and abroad is reviewed.
The second part, the real estate trust financing theory, provide theoretical support for the real estate enterprises. The concept of trust financing, trust and real estate trust characteristics, analysis of the current real estate enterprises trust financing demand and typical trust financing mode, and then introduces the real estate enterprises to carry out the basic process of trust financing.
The third part is the introduction of the "Golden Coast" project. It mainly introduces the basic situation of A real estate group Y Real Estate Co., Ltd., the situation of "Golden Coast" project and the project architectural design plan.
The fourth part, analysis of the real estate market. The market supply and demand analysis, analysis of the development prospects of the project, analysis of the impact of policies on real estate projects, economic and social impact analysis system on the project market demand comprehensive analysis, provide the basis for the project investment and profitability analysis.
The fifth part, the design of trust financing project. According to the basic situation of the project project investment budget, revenue from sales, cost, total profit, profitability and other aspects of the evaluation of the financial benefits of comprehensive project, combined with the progress of project implementation, determine the project trust financing scale and trust, to determine and control the trust plan and risk, determine the exit mechanism of trust funds, ensure the trust scheme is reasonable and feasible, the risk is controllable.
