基于可拓理论的老年公寓投资效益评价研究

【摘要】:随着我国四一二结构家庭和空巢家庭的持续增多、人们养老观念的改变和生活水平的提高,符合人们养老心理的老年公寓,其需求不断上涨。由于我国老年公寓的投资建设刚刚起步,老年公寓项目不仅具有市场性,更具有社会性和福利性,所以老年公寓的投资效益不仅包括经济效益,更包括显著的企业间接效益和社会效益。但我国目前的老年公寓投资效益评价方法依然采用传统的经济评价法,该方法只重视经济性评价,不仅忽视了投资老年公寓显著的企业间接效益和社会效益,进而使得很多可行的老年公寓项目被误认为不值得投资,使得投资商误认为投资该项目的利益微薄而失去了投资的积极性;而且该方法还缺乏对老年公寓配套设施和服务等方面的技术性评价,进而造成很多已经审批通过并开始运营的老年公寓因开发过于高档或过于简陋,最终导致入住率过低而投资失败。因此一套适合老年公寓的投资效益评价体系亟需建立。 本文以可拓理论和投资效益理论为基础,以老年公寓投资项目的特征为着眼点,结合老年公寓投资的宏观背景,运用可拓菱形思维模式和拓展分析法,建立了一套以技术效益、企业直接效益、企业间接效益、国民经济效益、社会效益为一级指标的老年公寓投资效益评价指标体系,该体系弥补了以往类似评价体系中指标片面和单一的不足,可以更客观地反映老年公寓项目的投资效益;同时在指标体系的基础上,本文应用可拓优度评价法建立了老年公寓投资效益可拓评价模型,并以西安市mP灞区某老年公寓为实例进一步说明模型的实用价值。 可拓学是一门新型的学科,本文首次将可拓理论运用到了老年公寓的投资效益评价中,试图为该领域的研究提出一种新方案,旨在为投资商投资建设老年公寓提供决策依据,为政府部门出台扶持政策等提供参考,以进一步推动我国老年公寓的投资和建设,解决老年公寓日益加剧的供需矛盾,,促进社会和谐。
[Abstract]:With the increasing number of families and empty nest families in our country, the change of people's concept of old-age care and the improvement of their living standard, the demand of old-age apartment which accords with people's psychology of providing for the aged is on the rise.Since the investment and construction of the apartment for the elderly in our country has just started, the project of the apartment for the elderly is not only marketable, but also social and welfare, so the investment benefit of the apartment for the elderly includes not only economic benefits, but also economic benefits.It also includes obvious indirect benefits and social benefits.However, the traditional economic evaluation method is still used in the evaluation of the investment benefit of the elderly apartment in our country. This method only attaches importance to the economic evaluation, and not only neglects the indirect and social benefits of the enterprises that invest in the apartment for the aged.Therefore, many feasible old apartment projects are mistook as not worth investing, and the investors mistakenly believe that the benefits of investing in this project are meagre and lose the enthusiasm of investment.Moreover, the method lacks technical evaluation of supporting facilities and services for senior citizens' apartments, resulting in many older apartments that have already been approved and started to operate because they are too upscale or too simple to develop.Ultimately, the occupancy rate is too low and the investment fails.Therefore, it is urgent to establish a set of investment benefit evaluation system suitable for the elderly apartment.On the basis of extension theory and investment benefit theory, based on the characteristics of the apartment investment project for the elderly, combined with the macro background of the apartment investment for the elderly, this paper establishes a set of technical benefits by using the extension rhombus thinking model and the extension analysis method.The evaluation index system of the investment benefit of the old apartment, which is the direct benefit, the indirect benefit, the national economic benefit and the social benefit of the enterprise, has made up for the one-sided and singleness of the index in the similar evaluation system in the past.On the basis of the index system, this paper establishes the extension evaluation model of the investment benefit of the old apartment by using the extension degree evaluation method, which can reflect the investment benefit of the old apartment project more objectively, and at the same time, the paper applies the extension degree evaluation method to establish the extension evaluation model.The practical value of the model is further illustrated by an example of an old apartment in MP Ba district of Xi'an City.Extension is a new subject. This paper applies extension theory to the evaluation of the investment benefit of the elderly apartment for the first time, and tries to put forward a new scheme for the research in this field, in order to provide the decision basis for the investors to invest in the construction of the apartment for the elderly.In order to further promote the investment and construction of the apartment for the elderly in China, solve the contradiction between supply and demand of the apartment for the elderly, promote social harmony.
