双环新苑保障房项目可行性研究

【摘要】:保障性住房是我国住宅市场发展不可或缺的重要组成部分,加快开展保障房建设是党中央、国务院保持国民经济平稳发展、构建社会和谐稳定、使人民生活质量稳步提升、国民共享改革开放成果的一项战略方针,是“十二五”期间全面建设小康社会的重要举措。 天津市双环新苑保障房项目为天津市双环惃地区整体拆迁重建开发地块的经济适用房建设项目,其建成后将改善还迁居民生活居住条件,提升项目周边环境,拉动区域经济发展。该项目不仅集中地体现了落实党和政府房地产业发展的基本方针,还为国有开发企业参与保障房的建设开辟了新模式。 本文从双环新苑项目的实际情况出发,通过对保障性住房和一般商品房的可行性研究分析的对比,详实地论述了该项目的可行性问题。文中首先阐述了可行性研究的相关理论和拟建项目的概况,然后结合可行性研究的方法和程序,从市场环境、技术方案,经济评价,社会影响和风险控制等几个方面对该项目的可行性进行了全面的论述。通过综合分析最后得出了该项目可行的结论,并提出了后续研究建议。以期给决策者一个有力的参考,同时为保障性房地产项目的投资开发以及我国类似项目的可行性研究提供一些借鉴。
[Abstract]:Affordable housing is an indispensable part of the development of the housing market in our country. Speeding up the construction of indemnificatory apartment is the party Central Committee, the State Council maintains the steady development of the national economy, the building of social harmony and stability, and the steady improvement of the quality of life of the people.It is an important measure to build a well-off society in an all-round way during the twelfth five-year plan for the people to share the fruits of reform and opening up.The indemnificatory apartment project of Tianjin Shuanghuan Xinyuan is a comfortable housing construction project for the overall demolition and reconstruction and development of a piece of land in the Shuanghuanzhang area of Tianjin. After the completion of the project, the living conditions of the residents who have been relocated will be improved, and the surrounding environment of the project will be upgraded.Stimulate regional economic development.The project not only embodies the basic policy of the development of the real estate industry of the Party and the government, but also opens up a new model for the state-owned development enterprises to participate in the construction of indemnificatory apartment.Based on the actual situation of Shuanghuan Xinyuan Project, the feasibility of this project is discussed in detail by comparing the feasibility study of affordable housing with that of general commercial housing.In this paper, the relevant theories of the feasibility study and the general situation of the proposed project are first expounded, and then combined with the method and procedure of the feasibility study, from the market environment, the technical scheme, the economic evaluation,The feasibility of the project is discussed in several aspects, such as social impact and risk control.Finally, the feasible conclusion of the project is obtained through comprehensive analysis, and the following research suggestions are put forward.In order to give the decision-makers a strong reference, at the same time for the investment and development of affordable real estate projects and the feasibility of similar projects in China to provide some reference.
