城镇化浪潮下杭州房地产投资策略分析

【摘要】:以新型城镇化为背景的新一轮经济社会改革必将是中国社会发展的强心剂。企业如何把握在新型城镇化背景下的投资机会是未来企业竞争能否立于不败之地的关键。作为房地产企业,虽然说城镇化并不等同于房地产,但是怎样利用城镇化催生投资机会显得尤为重要。关注中国城镇化推进过程中需要解决的问题和杭州城市整体规划状况和房地产市场发展,从而在城镇化大背景下选择符合企业发展的投资策略。研究了城市综合体开发的战略选择,,以及作为房地产开发企业如何做好城市综合体开发,使企业在激烈的市场竞争环境下保持稳步发展。 本文主要采用了理论研究-实证分析-结论建议的研究思路。理论分析部分主要论证了城镇化过程的总体思路、注意事项。实证分析部分主要借鉴统计资料数据和案例,阐明了城市综合体发展的趋势。本文研究方法归纳和演绎方法、定量与定性分析方法和五力模型分析方法。用归纳和演绎方法系统分析了综合体开发的思路;用定量和定性分析方法阐述了区域房地产市场状况和城镇化发展水平;用五力模型分析方法说明了企业面临的内外部环境。 三盛宏业杭州区域公司分析内外部因素的基础上,选择更加符合国家政策和方向的城市综合体作为下一阶段的投资重点,主要因为城市综合体受国家宏观调控影响较小,且是城镇化背景下必将得到快速发展的业态。又从城市综合体开发的误区进行详细分析,引出了如何做好城市综合体开发的保障措施。
[Abstract]:A new round of economic and social reform against the background of new urbanization is bound to be a powerful agent for China's social development. How to grasp the investment opportunities under the background of new urbanization is the key to the future enterprise competition in an invincible position. As a real estate enterprise, although urbanization is not equal to real estate, it is very important to make use of urbanization to create investment opportunities. This paper focuses on the problems that need to be solved in the process of urbanization in China, the overall planning of Hangzhou city and the development of real estate market, so as to choose the investment strategy in line with the development of enterprises under the background of urbanization. This paper studies the strategic choice of the development of urban complex and how to do well in the development of urban complex as a real estate development enterprise so that the enterprise can keep steady development in the fierce market competition environment. This paper mainly adopts the theoretical research-empirical analysis-conclusion of the research ideas. The part of theoretical analysis mainly demonstrates the overall idea of urbanization process, matters needing attention. In the part of empirical analysis, statistical data and cases are used to illustrate the trend of urban complex development. In this paper, the methods of induction and deduction, quantitative and qualitative analysis and five-force model analysis are studied. This paper systematically analyzes the idea of complex development with inductive and deductive methods, expounds the regional real estate market situation and urbanization development level with quantitative and qualitative analysis methods, and explains the internal and external environment that enterprises are facing with by using five-force model analysis method. Based on the analysis of internal and external factors by Sansheng Hongye Hangzhou Regional Company, the city complex, which is more in line with the state policy and direction, is chosen as the key investment in the next stage, mainly because the urban complex is less affected by the state macro-control. And is the background of urbanization is bound to get rapid development of the state. From the misunderstanding of the development of urban complex, this paper introduces how to do well the safeguard measures of the development of urban complex.
