上海市城市住宅价格空间分异实证研究

【摘要】:随着我国城市化进程的推进和住宅市场的不断完善,房地产业已经成为国民经济支柱产业之一,住宅价格也成为城市居民、政府和房地产开发商关注的热点问题。住宅价格与地理空间位置有着十分密切的关系,不同区位的住宅价格水平不同其上涨幅度也不一致,存在明显的空间分异现象。本文以上海作为研究对象,从特征价格的视角出发,研究城市住宅价格和特征价格之间的关系,揭示城市住宅价格空间分异的形成机制。 本文首先总结了住宅价格空间分异理论、特征价格模型以及GIS空间表达方法。从微观角度入手,收集整理了820份上海市2012年7月份的城市住宅价格及相关信息,运用ArcGIS工具,通过空间插值绘制了上海市外环以内住宅价格的等值线图、价格空间分布图和特征变量专题图。图形表明,上海市住宅价格以静安寺为核心,向周围梯度下降,而在浦东地区,以陆家嘴为核心,向外围梯度下降,此外还有多个区域中心。在此基础上,采用19个特征变量作为自变量,建立了上海市住宅价格的特征价格模型,研究了特征变量对住宅价格的影响程度和边际价格。实证结果表明,12个特征变量对住宅价格的影响是显著的,且对住宅价格的影响程度不同。最后,基于特征价格模型的结果,总结了上海市城市住宅价格空间分异的直接原因和外部动力。 本文的实证研究结果,可为上海市政府进行城市规划、房地产开发商选址、城市居民购房提供参考,也可为对其他城市进行类似研究提供实证依据。
[Abstract]:With the development of urbanization and the improvement of housing market, real estate industry has become one of the pillar industries of the national economy, and the housing price has become a hot issue for the urban residents, the government and the real estate developers. There is a close relationship between housing price and geographical location, and the price level of different location is not consistent with its rising range, and there is obvious spatial differentiation phenomenon. This paper takes Shanghai as the object of study, from the perspective of characteristic price, studies the relationship between urban housing price and characteristic price, and reveals the formation mechanism of spatial differentiation of urban housing price. This paper first summarizes the housing price spatial differentiation theory, characteristic price model and GIS space representation method. From the micro perspective, 820 urban housing prices and related information of Shanghai in July 2012 were collected and sorted out. Using ArcGIS tools, the contour map of housing prices in the outer ring of Shanghai was drawn by spatial interpolation. Price spatial distribution map and feature variable thematic map. The figure shows that the residential price in Shanghai is centered at Jing'an Temple and descending toward the surrounding gradient, while in the Pudong area, with Lujiazui as the core, the gradient to the periphery decreases, and there are several regional centers. On this basis, using 19 characteristic variables as independent variables, the characteristic price model of housing price in Shanghai is established, and the influence degree and marginal price of characteristic variables on housing price are studied. The empirical results show that the influence of 12 characteristic variables on housing price is significant and the influence degree on housing price is different. Finally, based on the results of the characteristic price model, the paper summarizes the direct causes and external dynamics of the spatial differentiation of urban housing prices in Shanghai. The empirical results of this paper can provide a reference for Shanghai municipal government to carry out urban planning, real estate developers location, urban residents to purchase housing, but also for other cities to provide empirical evidence for similar research.
