赣州市房地产业投资与城市经济发展的关系研究

【摘要】:从“十一五”开始,随着国家对基础建设的投资不断加大和住房制度的改革不断深化以及住宅建设的力度加快,全国兴起了各项建设工程的浪潮。不置可否,房地产业目前已经成为我国非常重要的支柱产业,其在国民经济的各行业发展过程中起着尤为重要的突出作用,影响到上至国家下至普通民众的方方面面。如何促进我国目前房地产业的快速平稳发展,同时又能更好的与当地国民经济的健康发展相适应,是当下十分迫切而又重要的课题。 本文以赣州市为例,从赣州市房地产业发展的实际情况着手,主要研究赣州市房地产业投资与经济发展水平之间的作用机制。全文共分七章。第一章为绪论部分,介绍了本文的选题背景、研究意义以及国内外相关课题的文献综述,较为系统地阐述了目前国内外学者在房地产业投资与经济发展方面的研究情况,为本文接下来的研究做了很好的基础准备。第二章主要是介绍房地产业理论和其相关的一些的特征,为后文的阐述做铺垫。第三章是有关房地产业投资与城市经济发展之间的机制关系,通过房地产市场的四象限模型来说明作用关系。第四章主要是根据之前的相关理论,结合赣州市的房地产和经济发展水平建立计量模型进行实证分析。这是本文的重点所在,其中主要利用计量经济相关理论建立计量经济模型,然后把统计数据代入模型进行计算,再对模型进行检验和诊断,最后分析得出相关结论。第五章为根据前面的建模分析,检验赣州房地产业发展所处倒U形曲线的的位置。第六章对房地产业与赣州经济的协调发展提出一些相关的建议。第七章总结了本文的研究成果和得到的相关结论,并指出了今后需要继续研究的方向。 本文研究发现,赣州房地产业的投资对赣州经济发展起到了非常突出的贡献,,对GDP的贡献率达到了0.5%多,并且房地产投资与赣州的经济发展之间存在经济学上的格兰杰因果关系,而且模型结果表明赣州经济发展是促进赣州房地产业发展的原因。
[Abstract]:Starting from the 11th Five-Year Plan, with the increasing investment in infrastructure construction, the deepening of housing system reform and the acceleration of housing construction, the tide of construction projects has risen all over the country. At present, the real estate industry has become a very important pillar industry in our country, which plays a particularly important role in the development of various industries of the national economy, affecting all aspects of the country from top to bottom to ordinary people. How to promote the rapid and steady development of China's real estate industry, and at the same time better adapt to the healthy development of the local national economy, is a very urgent and important issue. This paper takes Ganzhou City as an example, starts with the actual situation of the development of real estate industry in Ganzhou City, and mainly studies the action mechanism between the investment of real estate industry and the level of economic development in Ganzhou City. The full text is divided into seven chapters. The first chapter is the introduction part, which introduces the background of the topic, the significance of the research and the literature review of the related topics at home and abroad, and systematically describes the current domestic and foreign scholars in the real estate investment and economic development research situation. It is a good foundation for the next research in this paper. The second chapter mainly introduces the theory of real estate industry and some related characteristics. The third chapter is about the mechanism relationship between real estate investment and urban economic development, through the real estate market four-quadrant model to illustrate the role of the relationship. The fourth chapter is based on the previous relevant theory, Ganzhou real estate and economic development level of the establishment of econometric model for empirical analysis. This is the focal point of this paper, in which the econometric model is mainly established by econometric theory, then the statistical data is substituted into the model to calculate, then the model is tested and diagnosed, and the relevant conclusions are obtained through analysis. The fifth chapter is to test the position of the inverted U-shape curve of Ganzhou real estate industry according to the previous modeling and analysis. The sixth chapter puts forward some suggestions on the coordinated development of real estate industry and Ganzhou economy. The seventh chapter summarizes the research results and relevant conclusions, and points out the direction of further research. This paper finds that the investment of Ganzhou real estate industry has played a very important role in the economic development of Ganzhou, and the contribution rate to GDP has reached more than 0.5%. And there is a Granger causality relationship between real estate investment and Ganzhou economic development, and the model results show that Ganzhou economic development is the reason to promote Ganzhou real estate development.
