临沂市住房价格影响因素的统计分析

【摘要】：房地产价格问题不仅关系到国民经济的可持续发展，更关系到广大人民群众的切身利益和社会的稳定和谐。本文以临沂市的住房价格为核心，试图找出影响临沂市住房价格的因素，并进一步探索这些因素的影响程度。 我们通过筛选临沂市房地产行业的相关数据，运用SPSS软件中的回归分析及主成分分析的方法，对临沂市住房价格的影响因素进行了实证研究。研究结果表明，临沂市住房价格的主要影响因素是农民的人均收入。 本文主要内容分为以下六个部分： 第一部分主要介绍了研究临沂市住房价格影响因素的研究背景及意义。 第二部分介绍国内外对住房价格影响因素的研究现状。 第三部分处理数据,对数据的处理主要分两种，一种是对数据只做归一化的处理，另一方种是先对数据做差分处理，为的是消除自相关，然后再做归一化处理。 第四部分介绍回归分析中的一元线性回归分析与多元线性回归分析及主成分的原理。 第五部分统计分析与建模，首先我们建立一元线性回归，然后建立多元的线性回归方程，，通过因子分析，我们将这些因素归结为三个主成分。 第六部分结论，通过回归分析及因子分析，我们知道影响临沂市住房价格的主要因素是农民的人均收入.
[Abstract]:The problem of real estate price is not only related to the sustainable development of national economy, but also related to the vital interests of the masses and the stability and harmony of the society. Taking the housing price of Linyi city as the core, this paper tries to find out the factors that affect the housing price of Linyi city, and further explore the influence degree of these factors. Through screening the relevant data of real estate industry in Linyi City, using the method of regression analysis and principal component analysis in SPSS software, we make an empirical study on the influencing factors of housing price in Linyi City. The results show that the main influencing factor of housing price in Linyi is the per capita income of farmers. The main content of this paper is divided into the following six parts: the first part mainly introduces the research background and significance of Linyi housing price impact factors. The second part introduces the current situation of research on the factors affecting housing price at home and abroad. In the third part, there are two kinds of data processing, one is to normalize the data, the other is to do differential processing to the data in order to eliminate autocorrelation and then normalize the data. The fourth part introduces the principle of univariate linear regression, multivariate linear regression and principal component in regression analysis. The fifth part is statistical analysis and modeling. First, we establish linear regression, then we establish multivariate linear regression equation. Through factor analysis, we reduce these factors into three principal components. In the sixth part, through regression analysis and factor analysis, we know that the main factor affecting housing prices in Linyi is the per capita income of farmers.
