金屋房地产贷款项目财务风险评估研究

【摘要】:随着我国经济的快速发展和城镇化进程的不断推进,房地产项目在经济建设中日益起到中流砥柱的作用。而对于大中型房地产开发项目,资金投入量巨大,越来越多的地产商开始与银行寻求合作,借助贷款完成工程。项目的管理者为了更好地利用外部投资,必须有责任识别项目运营过程中的各方面财务风险,,从而采取各项措施降低财务风险来确保项目目标的实现。 首先,本文对财务风险的定义和分类进行了研究。通过分析国内外有关财务风险的相关资料,并且将国内外专家学者的观点加以吸收融合,对财务风险概念和分类进行重新的界定。 其次,房地产贷款项目财务风险评估体系与模型设计。在明确房地产贷款项目财务风险评估体系构建原则的基础上,通过调查问卷的方式选取评估指标,进而利用层次分析法确定各个评估指标权重,并运用模糊综合评价法设计项目财务风险评估模型。 再次,以金屋房地产贷款项目为例,对项目财务风险评估进行实证分析。通过分析金屋房地产项目的财务等方面的各项内容,建立财务风险评估指标体系,并对金屋房地产项目财务风险存在的各项问题进行分析。 最后,从房地产项目财务风险产生的原因出发,从项目相关单位指标和项目评价指标两个方面提出具有针对性的对策建议。
[Abstract]:With the rapid development of China's economy and the continuous progress of urbanization, real estate projects play an increasingly important role in economic construction. For large and medium-sized real estate development projects, the amount of capital investment is huge, more and more real estate developers began to cooperate with banks, with the help of loans to complete the project. In order to make better use of external investment, project managers must be responsible for identifying all aspects of financial risks in the process of project operation, so as to take measures to reduce financial risks to ensure the realization of project objectives. First of all, this paper studies the definition and classification of financial risk. By analyzing the relevant data of financial risk at home and abroad, and absorbing and integrating the views of experts and scholars at home and abroad, the concept and classification of financial risk are redefined. Secondly, the real estate loan project financial risk assessment system and model design. On the basis of defining the construction principle of real estate loan project financial risk assessment system, the evaluation index is selected by questionnaire, and then the weight of each evaluation index is determined by analytic hierarchy process (AHP), and the fuzzy comprehensive evaluation method is used to design the project financial risk assessment model. Thirdly, taking Jinwu real estate loan project as an example, this paper makes an empirical analysis on the financial risk assessment of the project. Based on the analysis of the financial aspects of Jinwu real estate project, this paper establishes the financial risk assessment index system, and analyzes the problems existing in the financial risk of Jinwu real estate project. Finally, starting from the causes of the financial risk of the real estate project, this paper puts forward some countermeasures and suggestions from two aspects: the project related unit index and the project evaluation index.
