集士港卫星城商业业态提升的驱动力与模式研究

【摘要】：“十二五”期间,宁波市规划“一核两翼多节点”的空间布局,鄞州集士港镇作为宁波市首批卫星城市试点镇纳入宁波大都市发展的“多节点”都市圈。经过五年的卫星城建设,商业网点体系已基本建立,商业网点布局初具规模,但商业网点布局不明晰、配套设施建设滞后、商业人气欠足等问题制约着集士港卫星城的商业发展,开展商业业态提升的驱动力和模式研究显得十分必要且紧迫。本文在总结卫星城市发展、商业业态发展、城市商业空间扩展驱动力及商业业态模式相关理论的基础上,立足集士港卫星城实际,描述集士港卫星城商业业态的现状,探析新旧商业业态的布局、现有商圈的特点等内容,归纳现有商业业态存在的主要问题,剖析业态提升的四大驱动力(政治、经济、社会、人文),并运用SWOT分析得出了基于不同驱动力类型的三种商业业态提升模式(中心区、次中心、节点),提出了集士港卫星城未来商业业态布局的规划和发展方向。通过对集士港卫星城商业业态提升的驱动力与模式的研究,建立了一套适应集士港卫星城商业业态提升的支撑体系,推动集士港商业业态布局的合理化、规范化,为同类型卫星城商业业态发展提供了借鉴与启示。
[Abstract]:During the 12th Five-Year Plan period, Ningbo has planned the spatial layout of "one core, two wings and many nodes". As the first pilot town of satellite city in Ningbo, the town of Jishgang in Yinzhou has been brought into the "multi-node" metropolitan circle of Ningbo metropolitan development. After five years of satellite city construction, the commercial network system has basically been established, and the distribution of commercial outlets has begun to take shape, but the layout of commercial outlets is not clear, and the construction of supporting facilities is lagging behind. The lack of commercial popularity restricts the commercial development of Jishgang Satellite City, so it is necessary and urgent to study the driving force and mode of promoting business style. On the basis of summarizing the theories of satellite city development, commercial development, urban commercial space expansion driving force and commercial pattern model, based on the actual situation of Jishgang Satellite City, this paper describes the present situation of Jishi Port Satellite City commercial format. This paper analyzes the layout of new and old business forms, the characteristics of existing business circles, and summarizes the main problems existing in the existing business forms, and analyzes the four driving forces (political, economic, social, etc.) for the promotion of new and old business forms. Based on the analysis of SWOT, three kinds of business promotion modes (center, sub-center, node) based on different driving force types are obtained, and the planning and development direction of future commercial pattern layout of Jishgang Satellite City are put forward. Through the research on the driving force and mode of promoting the commercial form of Jishigang Satellite City, a set of supporting system is established to adapt to the promotion of the commercial form of Jishgang Satellite City, and to promote the rationalization and standardization of the layout of the commercial format of Jishi Port. For the same type of satellite city business development provides reference and inspiration.
