适应主干家庭老年人居住需求的保障房设计研究

【摘要】：面对日益严峻的人口老龄化问题，国内大部分老年人还是以家庭养老作为主要的养老方式，三代同堂的主干家庭仍然占据国内家庭中相当大的一部分比例。而作为一个发展中国家，人口老龄化的另一个重要特征是未富先老，老年人中有很大一部分属于中低收入阶层。因此在中低收入主干家庭中，老年人的居住问题是一个非常沉重的问题。保障性住房作为国家一项重要的民生保障政策，正是为了解决城市中低收入家庭的住房问题。但是国内的保障性住房建设仍处于不成熟阶段，无论是宏观政策还是建筑设计都有待深入探索，对于中低收入家庭的的居住需求和其住宅空间设计更加缺乏关注。本文正是在上述背景下提出，目的在于分析中低收入主干家庭老年人的居住需求，从而得出适应其需求的住宅空间，解决他们的居住问题，为国内保障房的设计研究做出有益的尝试。首先，本文总结了国内外住房保障的政策和实践，梳理了老年住宅的理论研究和建设。接着以主干家庭老年人为对象，深入西安市两个保障房小区对八十多位老年人进行访谈调研，从中选出重点对象进行入户调研，利用问卷、拍照、实地测量等方法对他们进行生活实态和居住行为的分析，绘制住宅平面图。之后，综合理论研究和调研得出的结论分析主干家庭老年人的居住需求。最后针对他们的行为和需求对住宅套内各功能空间进行面积、相互位置、家具占有的分析，并就使用需求有针对性的给予套型设计建议。全文坚持以研究对象的实际需求为指导，以现有居住问题为切入点，较为系统地从细部尺寸、空间需求、动线设计、可变性设计等方面对保障房套内空间和套型设计进行探讨，，提出建议，得出结论。
[Abstract]:Facing the increasingly serious problem of aging population, the majority of the elderly in China still take the family pension as the main way of providing for the aged, and the trunk families of three generations still occupy a large proportion of the domestic families. As a developing country, another important characteristic of population aging is that old people are old before they become rich, and a large proportion of the elderly belong to the middle and low income groups. Therefore, in middle-and low-income trunk families, the elderly living problem is a very heavy problem. As an important national livelihood security policy, affordable housing is to solve the housing problems of urban low-middle-income families. However, the construction of affordable housing in China is still in the immature stage, both macro policy and architectural design need to be deeply explored, and there is a lack of attention to the housing needs and residential space design of low- and middle-income families. The purpose of this paper is to analyze the housing needs of the elderly in the middle and low income trunk families, so as to get the housing space to meet their needs, and to solve their housing problems. A useful attempt is made for the design and research of indemnificatory apartment in China. First, this paper summarizes the policies and practices of housing security at home and abroad, combing the theoretical research and construction of housing for the elderly. Then, taking the elderly in the trunk family as the object, we conducted interviews and surveys on more than 80 elderly people in two indemnificatory apartment districts in Xi'an, from which we selected key objects for household research, and used questionnaires to take photos. Field measurements were used to analyze their real life and behavior and to draw the plan of residence. After that, the conclusion of the comprehensive theoretical research and research is analyzed on the living needs of the elderly in trunk families. Finally, according to their behavior and needs, the paper analyzes the area, mutual position, and furniture occupation of each functional space in the housing suite, and gives relevant suggestions for the design of the suite type. Under the guidance of the actual needs of the research object and with the existing residential problems as the breakthrough point, the paper systematically discusses the interior space and jacket design of indemnificatory apartment from the aspects of detail size, space demand, dynamic line design, variability design, etc. Make suggestions and draw conclusions.
