广州市的物业管理公司保安士气及其影响因素的探讨

【摘要】:在物业管理行业中,保安自始至终扮演着十分重要的角色。物业管理公司服务质量的高低,声誉的好坏,都与保安有着直接的关系。保安士气水平的高低从某种程度上决定了物业管理公司物业管理水平的高低。本文从组织认同、工作投入和团队凝聚力等三个方面对广州市的物业管理公司的保安进行调查,分析和探讨保安的士气的构成要素、影响保安士气的因素、保安士气的各构成要素在人口特征上的差异。 本研究结果表明:1.广州市的物业管理公司保安士气的构成要素有六个:(1) 工作与情感投入;(2) 组织认同;(3) 专业精神;(4) 目标认同;(5) 凝聚力;(6) 团队意识。2.影响广州市物业管理公司保安士气的因素有二个:(1) 保健因素;(2) 激励因素。3.不同人口特征包括职位、年龄、工作年限、教育程度、婚姻状况、企业类型、企业性质、月收入、群体人数及企业历史等,对保安士气产生不同的差异影响。 探讨广州市物业管理公司保安士气的结构及其影响因素,目的在于寻找出激励保安的管理方法,,从而提高整个团队士气。企业要想提高团队的士气,必须根据自身的特点采取一些激励措施。本文提出如下措施:明确的企业目标、领导者本身的素养和影响力、经济报酬与福利措施、管理方式、尊重、理解与激励、给予工作指引及工作常规和程序、肯定员工的重要性、及时赞扬、良好的意见沟通和群体心理。
[Abstract]:In the property management industry, security has always played a very important role.Property management company service quality, reputation is good or bad, and security has a direct relationship.The level of security morale determines the level of property management in property management companies to some extent.This paper investigates the security of property management companies in Guangzhou from three aspects: organizational identity, work commitment and team cohesion, and analyzes and discusses the elements of security morale and the factors that affect security morale.The differences in demographic characteristics among the components of security morale.The results of this study show that: 1.There are six components of security morale of property management companies in Guangzhou: 6: 1) work and emotional involvement (2) organizational identity (3) professionalism / 4) goal identity 5) cohesion / 6) team consciousness.The factors that affect the security morale of Guangzhou property management company are 2: 1) health factor and 2) incentive factor. 3.Different demographic characteristics, such as position, age, working years, education, marital status, enterprise type, enterprise nature, monthly income, group size and corporate history, have different effects on security morale.This paper probes into the structure and influencing factors of security morale in Guangzhou property management company in order to find out the management method to motivate the security guard and to improve the morale of the whole team.In order to improve the morale of the team, enterprises must take some incentive measures according to their own characteristics.This paper proposes the following measures: clear corporate objectives, leaders' own literacy and influence, economic compensation and welfare measures, management methods, respect, understanding and motivation, giving job guidance and work practices and procedures,Affirm the importance of employees, timely praise, good communication and group psychology.
