养老地产选址影响因素研究

【摘要】:在我国,社会人口老龄化正变得越来越严重,如何养老已经成为重要的社会问题。建设专门的养老机构供老人集中居住,并提供相应的服务,进而解决养老问题是值得借鉴的国外经验。建设养老机构,选址是第一步,也是项目成功开发的关键一步。养老机构/地产作为地产行业的一个细分,目前国内外都已对其进行了较深入的研究。如何设定具有地区特色的养老地产选址指标,是本文研究的主要内容。本研究按如下步骤展开:首先,确定养老地产选址的影响因素。通过文献分析、调查访谈和专家咨询,初步确定养老地产选址的影响因素:地理环境、生活便利性和成本费用。在此基础上,设计老年人对各因素重要性判定的测量量表,通过进一步实证研究检验量表的信度和效度,得到最终的测量量表。其次,进行数据的收集分析以及选址模型的建立。通过在深圳及全国范围内随机发放206份调查问卷,确定老人在选择养老地点时对各因素的重视程度,调研结论有:⑴地理环境因素中,环境景观与地理位置因素重要性远高于周边土地用途和面积规模因素;⑵生活便利性因素中,交通状况和医疗条件重要性远高于商业完善性和人口因素;⑶对于成本费用,每个因素都有约九成受访者表示非常关注。然后利用层次分析法计算出每个指标的综合权重值,建立养老地产选址模型。最后,通过新丰、大鹏、贝岭居三个实际案例对养老地产选址模型进行验证分析,大鹏项目被选为最优方案。结合三个项目的特点,提出如下建议:大鹏项目定位为养生养老社区,新丰项目定位为全龄混合社区,贝岭居项目定位为医养机构综合体。
[Abstract]:In China, population aging society is becoming more and more serious, how pension has become an important social problem. The construction of pension institutions specifically for the elderly to live together, and provide the corresponding services, and to solve the pension problem is foreign experiences. The construction of pension institutions, the location is the first step, but also a key step the success of the project. The development of pension institutions / real estate as a subdivision of the real estate industry, both at home and abroad have been deeply studied in this paper. How to set the location of the local characteristics of the endowment real estate index, is the main content of this paper. This research is as follows: first, determine the impact of pension real estate location factors. Through literature analysis, interviews and expert consultation, preliminary determine the influence factors of endowment real estate location: geographical environment, life convenience and cost. On this basis, the design of the elderly Measurement scale of people to judge the importance of various factors, through further empirical research to test the reliability and validity of the scale, get the final measurement table. Secondly, the data collection and analysis. Through the construction of the location model in Shenzhen and nationwide randomly distributed 206 copies of the questionnaire, to determine the importance of each factor the old man in the selection of the support point, research conclusions are: the geographical environment factors, environment landscape and geographical factors of importance is much higher than the surrounding land use area and scale factors; the life convenience factors, traffic conditions and medical conditions are more important than commercial integrity and demographic factors; the cost for each. Approximately 90% of the respondents said the factors are very concerned. Then use AHP to calculate the comprehensive weight of each index value, the establishment of pension real estate location model. Finally, through the new Feng, Dapeng, beilingju three actual cases of endowment real estate location model analysis, Dapeng project was selected as the optimal solution. According to the characteristics of the three projects, put forward the following suggestions: Dapeng project positioning for health retirement community, Xinfeng project positioning for the whole age mixed community, beilingju project location for medical care institutions complex.
