园林景观设计在房地产开发中的应用研究

【摘要】：随着中国城市化建设速度的加快带动了房地产经济的飞速发展,伴随人们对生活环境质量要求的日趋提高,使得房地产项目中园林景观品质的提升也显得尤为重要。人们对居所的要求从最初的仅仅以生存居住为目的到现在宜居高品质的生活居住环境,居所的舒适度不仅反映在合理的室内户型设计,还反映在小区室外景观的生态性和功能性。一个优秀的园林景观项目给居住者带来的不仅仅是生活物质上的使用需求,还有精神层面的享受。园林景观品质的提升能极大的带动整个小区居住环境质量的提升,尤其在国内一些较发达的城市,房地产园林景观的营造,注重细节的变化,回归自然本色,温馨精致的国际化高尚社区配备齐全的公共服务配套设施已成为各个房地产开发商出售楼盘的大卖点,这些是客户对该住宅项目的首要认知。从整个房地产界发展来看,下一个十年我们可能面临整个房地产界的转型,从景观角度而言,未来地产景观的发展趋势也面临前所未有的机遇。对于地产开发商而言,对于景观的投入,产品的回报率是最高的,我们只要把纯景观面积的成本分摊到可售面积也就只占几十上百块钱,而往往一个项目的房价提高个几百上千的售价是轻而易举的事情,因此在房地产开发商的合理投资下,如何营造一个优雅独特、健康舒适、亲近自然、低碳生态环保的高品质生活居住环境,是房地产园林景观规划设计中值得深入探讨的一个研究性课题。本文主要通过查阅书籍资料和根据自己现场实际工作调研归纳总结的相关研究资料进行论文创作,绪论部分从商业地产的角度提出了研究背景,房地产的兴起及地产景观的发展,第一章对风景园林、房地产及地产景观作了基本定义,调查并研究国内外房地产的发展现状,阐明了地产景观的研究目的和意义,以及及本论文的创新特色。第二章分析我国地产景观目前存在的一些现状问题及原因。主要从本地人文、地理交通等方面出发,针对我国地产景观在现有项目开发中存在的几个问题进行分析和研究,并针对其现状剖析其原因。提出房地产景观应遵循的原则及设计理论体系,从功能主义,美学效果,生态学理念等方面出发,详细分析和深入研究,为地产景观的设计研究提供理论借鉴。第三章分析归纳提出几点提高景观竞争点的设计策略,以居住区的景观设计为研究对象,从房地产开发的角度探讨出景观设计重点的一些设计思路。第四章地产景观设计实证案例分析,是本文的重点及创新研究部分,以公司现阶段房地产景观项目为研究对象,进行正反两方面深入剖析。第五章进行全文总结,希望对今后的设计研究有所帮助为论文研究积累知识理论。该论文的研究有助于房地产开发中更加科学合理的运用园林景观设计方法,营造更加宜居的人居环境,促进美丽社区的建设。
[Abstract]:With the acceleration of urbanization in China, the rapid development of real estate economy, with the increasing demand for the quality of living environment, It makes the improvement of landscape quality in real estate projects especially important. People's demand for living is from the original only to the goal of living in order to live in a high quality living environment. The comfort of the residence is reflected not only in the reasonable indoor household design, but also in the ecology and functionality of the outdoor landscape in the residential area. There is also spiritual enjoyment. The improvement of landscape quality can greatly promote the quality of residential environment in the whole community, especially in some more developed cities in China, the construction of real estate landscape, pay attention to the change of detail. Return to nature, warm and delicate international noble community equipped with complete public service facilities has become a selling point for real estate developers to sell properties. These are the first things customers know about the residential project. From the point of view of the development of the real estate industry as a whole, we may face the transformation of the entire real estate sector in the next decade, from a landscape perspective. The future development trend of the real estate landscape also faces the unprecedented opportunity. For the real estate developer, the return rate of the product is the highest for the landscape investment. As long as we share the cost of pure landscape area to the saleable area, we will only account for tens of thousands of dollars, and it is often easy to raise the house price of a project by hundreds of thousands of dollars, so under the reasonable investment of real estate developers, How to create an elegant and unique, healthy and comfortable, close to nature, low carbon ecological environmental protection of high quality living environment, It is a research topic worthy of further discussion in the planning and design of real estate landscape. This paper mainly through consulting the books and summarizing the relevant research materials according to the actual work on the spot. The introduction part puts forward the research background from the angle of commercial real estate, the rise of the real estate and the development of the real estate landscape. The first chapter defines the landscape architecture, the real estate and the real estate landscape, and investigates and studies the development situation of the real estate at home and abroad. The purpose and significance of real estate landscape research, as well as the innovative features of this paper are expounded. Chapter two analyzes some current problems and reasons of real estate landscape in China. This paper analyzes and studies several problems existing in the development of real estate landscape in our country, and analyzes its causes in view of its present situation. It puts forward the principles and design theory system of the real estate landscape, from the perspective of functionalism and aesthetic effect, to the development of the real estate landscape in China. On the basis of ecological concept and so on, the detailed analysis and in-depth study are carried out to provide a theoretical reference for the design of real estate landscape. Chapter three analyzes and sums up several design strategies to improve the landscape competition point, taking the landscape design of residential area as the research object. From the perspective of real estate development, this paper discusses some design ideas of landscape design. Chapter 4th: real estate landscape design empirical case analysis, is the focus of this article and innovative research, the company's current real estate landscape projects as the research object, Chapter 5th summarizes the full text, It is hoped that it will be helpful for the future design research to accumulate knowledge theory for the research of this paper, which will be helpful to the scientific and rational use of landscape design methods in real estate development and the creation of a more livable living environment.
