基于特征价格模型的旅游住宅价值评估研究

【摘要】:近几年,我国经济不断快速发展,居民的物质生活得到了极大的满足,人们逐步提高了对自己生活质量的要求,希望在物质生活进一步提高的同时丰富自身的精神世界。休闲度假在回归自然、与增加与外界接触的同时,不仅可以放松身心,还可以陶冶情操。旅游业的发展带动了周边房地业的发展,旅游业和房地产业一同催生了旅游房地产业的兴起。传统房地产市场热度在这几年有所下降,一些有了第一居所的人将购房目标放在了旅游业比较好的地区,还有一些人在选择发展和居住城市的时候直接将目标定位在环境更好、生活更舒适的城市。在房地产市场受到政府的严格调控后,旅游地产如今成了房地产公司新的发展方向,各开发商看好旅游房地产的发展前景,开发了许多相关项目。云南作为一座以旅游业闻名的城市,风景秀美、环境舒适,拥有丰富的旅游资源,成为了旅游房地产发展先头城市。其中以历史悠久,开发旅游项目较早的大理为典型代表,大理旅游房地产项目呈现不断快速的发展趋势。旅游住宅是融度假、居住、旅游、休闲等为一体的置业项目,都可称之为旅游房地产。旅游住宅既可以满足人们的居住需要,又可以作为一项投资工具。但是作为一个快速发展的新兴行业,其开发、运营等各方面目前都处于探索阶,针对旅游住宅的评估活动尚未成熟,研究获得更加合适于旅游住宅的评估方法十分重要。本文首先介绍了房地产评估行业常用的三大基本方法,以及在旅游住宅价值评估中的局限性。经过了解和考察,本文决定引入特征价格模型,采用定性和定量相结合的方法,将旅游房地产相关的特征因素进行科学的选取和量化。在加深理论知识学习的同时,通过实际操作搜集现实数据,在对传统房地产研究的基础上,总结归纳影响传统房地产价格的因素,再考虑旅游住宅的特殊性,将旅游住宅特有的价格影响因素考虑进去,对旅游住宅的价格影响因素进行分析和总结。本文中以大理的旅游住宅为研究对象,经过网上查阅和实地走访收集大量相关数据,在参阅国内外有关特征价格评估的文献后,结合大理旅游房地产自身的实际情况,再与自己所做的问卷调查相结合,筛选出影响大理旅游住宅价格的主要影响因素变量,构建大理旅游住宅的特征价值变量体系,为构建大理旅游住宅特征价格模型奠定基础。在构建好大理旅游房地产的基本特征价格模型后,结合实际的调研数据,运用SPSS统计软件,将收集到的样本数据带入基本特征价格模型进行分析处理,选取大理旅游住宅最佳的函数形式,最后将现实案例数据带入模型结果进行检验,得出评估旅游房地产的方法。
[Abstract]:In recent years, the economy of our country has been developing rapidly, the material life of the residents has been greatly satisfied, people have gradually raised their own quality of life requirements, hoping to further improve the material life at the same time enrich their spiritual world.Leisure vacation can not only relax body and mind, but also cultivate sentiment while returning to nature and increasing contact with the outside world.The development of tourism promotes the development of the surrounding real estate industry, and the tourism and real estate industry together give birth to the rise of the tourism real estate industry.The traditional real estate market has declined in recent years, with some people with first homes targeting areas with better tourism, and others directly targeting better environments when they choose to develop and live in cities.A more comfortable city.After the real estate market is strictly regulated by the government, tourism real estate has become a new direction of development of real estate companies. Developers are optimistic about the prospects of tourism real estate development, and have developed many related projects.Yunnan is a city famous for tourism, with beautiful scenery, comfortable environment, rich tourism resources, and has become a pioneer city of tourism real estate development.Dali, which has a long history and developed earlier tourism projects, has a rapid development trend.Tourist residence is a property purchase project which integrates vacation, residence, tourism, leisure and so on. It can be called tourism real estate.Tourist residence can not only satisfy people's living needs, but also serve as an investment tool.However, as a rapidly developing new industry, its development, operation and other aspects are currently in the exploration stage. The evaluation of tourism housing is not mature, so it is very important to obtain more suitable evaluation methods for tourism housing.This paper first introduces the three basic methods of real estate evaluation industry, and the limitations in the evaluation of tourism housing value.Through understanding and investigation, this paper decides to introduce the feature price model, and adopts the method of combining qualitative and quantitative analysis to scientifically select and quantify the characteristic factors related to tourism real estate.At the same time of deepening theoretical knowledge learning, collecting practical data through practical operation, on the basis of the traditional real estate research, the paper summarizes and summarizes the factors that affect the traditional real estate prices, and then considers the particularity of tourism housing.This paper analyzes and summarizes the factors that affect the price of tourist residence.This paper takes Dali's tourist residence as the research object, collects a large number of related data through the online and field visits, and after consulting the domestic and foreign literature on characteristic price evaluation, combines the actual situation of Dali's tourism real estate itself.Combining with the questionnaire survey, this paper selects the main factors that affect the price of Dali tourist residence, constructs the characteristic value variable system of Dali tourist residence, and lays a foundation for the construction of Dali tourism house characteristic price model.After constructing the basic characteristic price model of Dali tourism real estate, combining with the actual investigation data, using the SPSS statistical software, the collected sample data are brought into the basic characteristic price model for analysis and processing.The best function form of Dali tourist residence is selected. Finally, the real case data is brought into the model to test the results, and the method of evaluating tourism real estate is obtained.
