住宅全装修物流供配管理体系研究

【摘要】: 建设部2002年颁发了《商品住宅装修一次到位实施导则》,明确了商品住宅装修一次到位的概念,并在全国范围内推广全装修。由于我国开展全装修时间不长,只有短短的几年时间,虽然国外的经验可以借鉴,但我国实施过程中仍然存在很多的问题。在采购阶段控制粗放,大批量采购对制定详细的采购计划提出了更高的要求,与供应商的合作也要求更加紧密;在物料的配送和运输阶段供应方经常出现交货不够及时,而采购方对运输过程无法控制,从而使相关各方衔接出现问题;现在建筑工程管理中主要以进度管理为主,对于材料的供配管理比较宽泛,往往物流的供应成为制约工程进度的主要因素。 本文以上述问题为出发点,结合全装修产业化和物流管理的特点,详细分析全装修物资供配管理体系,确定整个体系的相关参与方,通过供应链的管理方式互相合作,形成一个在市场加工、组装、制造环节、流通环节、现场施工环节之间,业务相关的动态企业联盟这样一种管理体系。针对整个物流体系进行流程分析,为管理规范化提供依据。合理选择确定战略性供应商是采购管理的重要任务,由过去的传统采购方式转变为即时化采购。通过分析现有配送模式,提出适合全装修的组合配送模式。提出装配式施工和模块化施工,这样保证现场的物资订单准时发送和供应准确及时。设计出整个供应链的物资供应管理信息系统,并对其具体的配送物流和现场物流模块的功能流程进行了设计。针对整个供配管理体系选取整体性和企业评价指标,并应用相关数学方法进行评价分析。 最后通过案例对现有全装修物流管理体系的应用进行分析,并提出了相应的意见和建议,希望对住宅全装修项目的整体运作提供一定帮助。
[Abstract]:In 2002, the Ministry of Construction issued the "guidelines for the implementation of the once in place decoration of commercial housing", which defined the concept of once in place for the decoration of commercial housing, and popularized the whole decoration in the whole country. Due to the short time of full decoration in our country, only a few years, although the experience of foreign countries can be used for reference, there are still many problems in the implementation process of our country. Extensive control during the procurement phase, higher requirements for the development of detailed procurement plans and closer cooperation with suppliers, and frequent delays in delivery during the distribution and transportation phases of materials, However, the purchasing party has no control over the transportation process, thus causing problems in the connection of the relevant parties. Now the construction engineering management is mainly based on schedule management, and the management of material supply and distribution is relatively broad. Often the supply of logistics becomes the main factor restricting the progress of the project. With the above problems as the starting point, combined with the characteristics of the full decoration industrialization and logistics management, this paper analyzes the supply and distribution management system of the whole decoration materials in detail, determines the relevant participants of the whole system, and cooperates with each other through the management mode of the supply chain. Form a dynamic business alliance between market processing, assembly, manufacturing, circulation and site construction. The flow analysis of the whole logistics system provides the basis for the standardization of management. Rational selection of strategic suppliers is an important task of procurement management, from traditional procurement mode to instant procurement. By analyzing the existing distribution mode, the combined distribution mode suitable for full decoration is put forward. Prefabricated construction and modular construction are proposed to ensure timely delivery of material orders and accurate and timely supply. The material supply management information system of the whole supply chain is designed, and the function flow of its distribution logistics and field logistics module is designed. According to the whole supply and distribution management system, the integrity and enterprise evaluation index are selected, and relevant mathematical methods are applied to evaluate and analyze. Finally, this paper analyzes the application of the existing logistics management system of full decoration, and puts forward the corresponding opinions and suggestions, hoping to provide some help for the whole operation of the house decoration project.
