全装修商品住宅对我国经济增长的贡献研究

【摘要】: 全装修商品住宅是我国住宅产业未来发展的方向。何谓全装修住宅?建设部早在2002年出台的《商品住宅装修一次到位实施细则》中明确提出这一概念:指房屋交钥匙前,所有功能空间的固定面全部铺装或粉刷完毕,厨房与卫生间的基本设备全部安装完成,简称“全装修住宅”。 全装修住宅不但可以保障房屋结构安全,更重要的是它采用的集成化模式,使分散分户采购装修变为集约化设计、集中采购、集中施工,极大地节约了成本,减少了社会总支出水平。据有关部门测算,如果由开发商统一组织装修,比户主自己装修至少要节省20%的费用。据中国建筑装饰协会行业发展部测算,住宅装饰装修平均一户可能产生两吨垃圾,其中有85%是可以回收再利用的资源,全年如果有2000万户进行装修改造,一年有4000万吨垃圾污染环境。二次装修问题,是我国建筑能耗高于国际平均水平的一个重要因素。 正因为全装修商品住宅具有环保、节能等优势,便于规模化、集约化生产,所以,据来自“2005中国精装修楼盘和木地板行业发展高峰论坛”上的一组数字显示:北京全装修住宅占总量的25%、上海约占35%、广州占50%以上……。随着时间的推移,有迹象表明,国内大城市住宅房地产开发正渐次步入“全装修时代”。全装修商品住宅的推行意味着住宅开发产业链的延展,必然改变整个房地产产业的开发模式,甚至引起整个住宅产业的革命。本文就是在这样的背景下进行研究的。 本论文在国内外研究现状的基础上,首先透彻的分析了全装修商品住宅对经济增长的作用机理,研究了技术进步与经济增长的关系,进而提出了全装修商品住宅的经济贡献源于住宅产业的“技术进步”。本论文以西方经济学经济增长理论的研究为出发点,采用科学的统计研究方法,运用柯布—道格拉斯生产函数(C-D生产函数)模型和索洛余值法,通过实证研究,测定了1997—2007年全装修商品住宅投资建设对我国经济增长的贡献率为0.451‰,最后提出了国际金融危机形式下我国房地产业健康发展的战略思想和“集成化”管理模式,从而为企业的投资决策提供了科学的指导思想。 本课题的研究成果不仅可以使企业和政府充分认识到全装修商品住宅投资建设对我国经济增长的重要贡献,而且有利于房地产企业及时调整经营策略,从而促进我国全装修商品住宅的健康、可持续发展。

On the basis of domestic and international research status, this paper first thoroughly analyzes the mechanism of the effect of fully decorated commercial housing on economic growth, and studies the relationship between technological progress and economic growth. Furthermore, the paper puts forward that the economic contribution of the fully decorated commercial housing originates from the technological progress of the housing industry. This paper takes the economic growth theory of western economics as the starting point, adopts the scientific statistical research method, uses the Cobb-Douglas production function (C-D production function) model and the Solow residual value method, through the empirical research. The contribution rate of investment and construction of fully decorated commercial housing to China's economic growth from 1997 to 2007 is determined to be 0.451 鈥,
