破解保障性住房融资瓶颈之策:REITs模式

【摘要】:2011年全国各地掀起了保障性住房建设高潮,但普遍存在资金短缺问题。除了银行贷款之外,积极拓展新的融资渠道成为研究的热点,其中REITs融资模式值得关注。中国保障性住房建设面临资金缺口大、融资渠道少的融资困境。借鉴美国廉租房REITs模式经验,建立中国保障性住房REITs融资模式具有撬动社会资本,丰富投资品种,降低银行风险,盘活住宅市场等优势。
[Abstract]:In 2011, all over the country set off the upsurge of affordable housing construction, but there is a general shortage of funds. In addition to bank loans, actively expanding new financing channels has become a hot spot, among which REITs financing model is worthy of attention. China's affordable housing construction is faced with a large funding gap and less financing channels. Based on the experience of American low-rent housing (REITs) model, the establishment of China's affordable housing REITs financing model has the advantages of leveraging social capital, enriching investment varieties, reducing bank risk and activating housing market.
