北京体育大学综合馆物业管理现状与对策分析

【摘要】:国家提倡并积极推进学校场地面向社会公众开放,出台了一些列政策。物业管理服务行业不断发展,并有相应法律法规支持,物业管理行业不断健康发展,市场环境积极完善成型。目前国内物业管理公司大部分都是规模较小,发展的集中度不够。高校体育场馆的主要任务就是保障学校的体育教学、训练、竞赛和课余体育活动,故而体育设施较齐全、集中。在我国,高校体育场馆都是学校的国有资产,为学校服务的,因此,在管理上很难摆脱行政型和福利型管理模式的范畴。但是体育场馆的发展也受制于学校的投入,学校的资金投入完全决定着体育场馆各种设备设施的维护和更新周期,有些设备甚至超出了运行周期还在使用。随着体育场业的发展和快速成长,体育场馆的运营管理也应该走向市场化,转变管理观念,我国高校体育场馆也在不断尝试新的管理模式,主要还是集中在物业管理和租赁承包等模式。本文通过对国内体育场馆物业管理相关概念及其相关管理模式的研究,分析与讨论使用者满意度分析北京体育大学综合馆物业管理情况,找出北京体育大学综合馆物业管理中存在的问题,并在此基础上提出促进北京体育大学综合馆物业管理发展的主要策略,旨在更好的促进我国体育场馆的科学化管理。本文主要包含5个部分。第一,研究目的与意义,分析了进行高校场馆物业管理研究的必要性以及重要作用;第二,文献综述,对物业、体育场馆、物业管理、体育场馆物业管理和使用者满意度的概念及特点进行阐述,以及对一般物业、高校物业、体育馆物业和高校体育场馆物业管理模式进行研究;第三,研究对象及其研究方法;第四,分析与讨论使用者满意度分析北京体育大学综合馆物业管理现状;第五,对北京体育大学综合馆存在的问题进行分析,并在此基础上为北京体育大学综合馆的物业管理发展方向提供建议。
[Abstract]:The state advocates and actively promotes the opening of school venues to the public, and has issued a number of policies. Property management service industry continues to develop, and has the corresponding laws and regulations to support, property management industry continues to develop healthily, the market environment is actively improved. At present, most of the domestic property management companies are small, the concentration of development is not enough. The main task of stadiums and gymnasiums in colleges and universities is to ensure the teaching, training, competition and extracurricular sports activities of the school, so the sports facilities are more complete and concentrated. In our country, all the stadiums and gymnasiums in colleges and universities are the state-owned assets of the school and serve the school. Therefore, it is difficult to get rid of the category of administrative and welfare management mode in management. However, the development of stadiums and gymnasiums is also restricted by the investment of schools, the investment of schools completely determines the maintenance and renewal cycle of various equipment and facilities of stadiums and gymnasiums, and some equipment is still in use beyond the operation cycle. With the development and rapid growth of stadiums and gymnasiums, the operation and management of stadiums and gymnasiums should also move towards marketization and change the concept of management. Colleges and universities in our country are also constantly trying new management models, mainly focusing on property management and lease contracting. Through the research on the related concepts and related management modes of the property management of stadiums and gymnasiums in China, this paper analyzes and discusses the user satisfaction and analyzes the property management situation of the comprehensive hall of Beijing University of physical Education, finds out the problems existing in the property management of the comprehensive hall of Beijing University of physical Education, and on this basis, puts forward the main strategies for promoting the development of the property management of the comprehensive hall of Beijing University of physical Education. The purpose of this paper is to promote the scientific management of stadiums and gymnasiums in China. This paper mainly consists of five parts. Firstly, the purpose and significance of the study are analyzed, and the necessity and important role of the research on the property management of university stadiums and gymnasiums are analyzed. Second, the concepts and characteristics of property, stadiums, property management, stadiums and gymnasiums property management and user satisfaction are expounded, and the general property, university property, gymnasium property and university stadiums and gymnasiums property management mode are studied. Third, the research object and its research methods; fourth, the analysis and discussion of user satisfaction analysis of the current situation of property management of Beijing University of physical Education; fifthly, the problems existing in the comprehensive hall of Beijing University of physical Education are analyzed, and on this basis, some suggestions are provided for the development direction of the comprehensive hall of Beijing University of physical Education.
