【摘要】:在投资管理的过程中,对于将要建项目有关的自然、社会、经济、技术等进行的调研与分析比较以及预测建成后产生的社会经济效益被称作可行性研究。项目投资决策关系到企业的生存和发展,而房地产项目投资决策分析可以说是房地产企业最重要的决策,对于企业的盈利能力、偿债能力、营运能力都有着重要的影响。房地产投资金额巨大,收益和风险并存,为了了解项目可能的收益水平以及可能面临的风险,需要对项目进行可行性研究,从而衡量项目是否值得投资以及规避相关风险,获取和提高利润。因此,房地产项目的投资决策需要进行严密的可行性分析,从而为投资决策提供科学依据。当前,我国房地产市场迅速发展,高速发展的同时也为房地产投资带来了很多的不确定性。本文旨在运用可行性分析的理论和方法,从市场、技术和经济三个方面就广佛交界金沙洲项目的可行性进行全面分析,从而得出结论并提出建议。本文运用定性分析和定量分析相结合、静态分析和动态分析相结合等论证方法,对金沙洲项目的市场状况、本身的优劣进行分析,并在此基础上重点讨论了项目的经济可行性,主要包括项目财务上的盈利性、不确定性和风险的可控性,最后得出项目的可行性结论。
[Abstract]:In the process of investment management, the natural, social, and economic aspects of the project will be built. Research, analysis and comparison of technology and prediction of the social and economic benefits after completion are called feasibility studies. Project investment decisions are related to the survival and development of enterprises. The investment decision analysis of real estate projects can be said to be the most important decision of real estate enterprises, which has an important impact on the profitability, solvency and operational ability of enterprises. The real estate investment amount is huge. In order to understand the possible income level and the possible risk of the project, it is necessary to carry out a feasibility study to measure whether the project is worth investing and to avoid the related risks. Therefore, the investment decision of the real estate project needs to carry on the rigorous feasibility analysis, thus provides the scientific basis for the investment decision. At present, the real estate market of our country develops rapidly. At the same time, the rapid development of real estate investment has brought a lot of uncertainty. The purpose of this paper is to use the theory and method of feasibility analysis from the market. From the three aspects of technology and economy, the feasibility of Jinsha project at the junction of Guangzhou and Buddha is comprehensively analyzed, and the conclusions and suggestions are put forward. This paper combines qualitative analysis with quantitative analysis. Combining static analysis and dynamic analysis, the paper analyzes the market situation and its own advantages and disadvantages of Jinsha Island project, and discusses the economic feasibility of the project. It mainly includes the financial profitability, uncertainty and risk controllability of the project, and finally draws the conclusion of the feasibility of the project.
