天津滨海新区房地产市场影响因素权重研究

【摘要】:要确定某个地区的房地产市场影响因素的权重,则首先要求对该地区房地产市场进行全面评价,但是由于指标较多并且涉及面广,如果只是简单地将各方面的问题和评价进行综合,就难以全面客观评价总体情况。采用计量模型回归分析结果,通过层次分析法建立递阶层次结构,建立滨海新区房地产市场影响因素的评价体系,通过合成层次总权重合理确定各指标权重,最终科学确定滨海新区房地产市场的影响因素权重。
[Abstract]:In order to determine the weight of the factors affecting the real estate market in a certain region, a comprehensive evaluation of the real estate market in that region is required first, but because of the large number of indicators and wide coverage, It is difficult to evaluate the overall situation objectively and comprehensively if we simply synthesize all aspects of the problem and evaluation. The results of regression analysis of the econometric model are used to establish the hierarchical structure through the Analytic hierarchy process (AHP). The evaluation system of the influencing factors of real estate market in Binhai New area is established, and the weight of each index is reasonably determined by synthesizing the total weight of hierarchy, and finally the weight of influencing factors of real estate market in Binhai New area is scientifically determined.
