【摘要】:商业物业具体指的被用于商业经营或是具备商业功能的一种物业类型,其主要包括有商业街、CBD、购物中心、百货商场、酒店以及批发市场等。商业物业一般能够被细化成办公物业、商贸物业、酒店物业以及娱乐休闲物业等。伴随我国社会经济的迅猛发展,商业现代化水平持续提升,目前在国内大型城市当中商业物业数量大幅增加,同时针对商业物业建设水平也有了高标准的要求,即布局合理、规模适度、功能完善以及档次适中等,尤其是要与社会经济发展水平相契合。在当前日趋激烈的市场竞争环境之下,怎样才能够在商业物业服务行业竞争当中脱颖而出,并保持核心竞争力,能够实现可持续发展,这是当前物业管理企业必须之考虑的重点问题。江西HX物业管理有限公司是一家主要为写字楼、商场等商业物业提供管理服的江西物业管理公司,服务对象具体包括大型商场以及高端写字楼等,客户类型多为公司客户。HX公司在江西物业行业市场当中已经立足十几年,不但具备丰富的商业物业管理经验,同时还积累了良好的业界口碑。但是在日趋白热化的物业行业竞争背景下,HX公司同样不可避免的回面临一系列的问题。本文以江西HX物业管理有限公司作为研究案例,针对企业能力、核心竞争力以及竞争战略等相关理论进行分析概述,具体结合HX物业管理公司以及其他国内外具有影响力的物业服务企业发展实际,明确当前江西省内商业物业服务行业的发展状况以及暴露出的问题,采取理论联系实际的研究方式,通过分析工具具体分析了HX物业管理公司的内部环境与外部环境,明确当前存在的主要问题,在此基础上提出了HX物业管理公司核心竞争力提升对策。
[Abstract]:Commercial property specifically refers to a type of property that is used for business operations or has commercial functions. It mainly includes commercial streets such as CBDs, shopping centers, department stores, Hotels and wholesale markets. Commercial properties can generally be refined into office property, commercial property, hotel property and entertainment and leisure property. With the rapid development of China's social economy, the level of commercial modernization continues to improve. At present, the number of commercial properties in large cities in China has increased substantially. At the same time, there are also high standard requirements for the level of commercial property construction, that is, reasonable layout, appropriate scale, perfect function and moderate grade, etc. Especially in line with the level of social and economic development. In the current increasingly fierce market competition environment, how to stand out in the commercial property service industry competition, and maintain the core competitiveness, can achieve sustainable development, This is a key issue that must be considered by current property management enterprises. Jiangxi HX property Management Co., Ltd. is a Jiangxi property management company that mainly provides management services for commercial properties such as office buildings, shopping malls, etc. The specific clients include large-scale shopping malls and high-end office buildings. Most of the customers are company customers. HX has been based in Jiangxi property market for more than ten years, not only has rich commercial property management experience, At the same time, it has also accumulated a good reputation in the industry. But under the background of the increasingly fierce competition in the property industry, HX Company also inevitably faces a series of problems. This paper takes Jiangxi HX property Management Co., Ltd as a case study. This paper analyzes and summarizes the related theories of enterprise capability, core competence and competitive strategy, and combines HX property Management Company and other influential property service enterprises at home and abroad to develop the actual situation. This paper clarifies the development situation and exposed problems of commercial property service industry in Jiangxi Province, and analyzes the internal and external environment of HX property Management Company by means of theoretical and practical research. This paper clarifies the main problems and puts forward the countermeasures to enhance the core competence of HX property management company.
