Y物业公司多项目管理中的人力资源配置优化研究

【摘要】:近年来,我国社会服务行业快速发展,物业管理在其中发挥着积极作用,承担着非常重要的责任。随着物业管理行业需求日益提升,物业项目也开始朝着多元化方向发展,对物业公司发展提出了更大的挑战。人力资源作为物业公司发展中最为关键的一环,在实现企业战略目标、提升多项目管理等方面发挥着积极作用。Y物业公司,1998年成立的国有独资公司,主要负责技术、生活后勤等工作,同时,新时代的到来,物业公司单纯依靠物业工作远远不够,积极向外延伸,主要向物业项目咨询服务、物业管理及运营三个方向拓展。对于正处于高速发展的物业公司来说,要想更好地协调多个项目,如何高效地配合人力资源是成为物业公司发展亟待解决的问题。本文以Y物业公司为研究对象,将物业管理、多项目管理、人力资源配置管理等理论作为基础,对当前Y物业公司项目管理概况进行分析,分析当前公司多项目管理中的人力资源配置存在的问题,如员工离职率高,员工流动较为频繁,缺少完善的管理制度给予支持,且结构不够科学、合理,最后提出相应的解决措施,通过分析需求预测方案,制定完善的人力资源配置分级管理方案,提高人力资源配置有效性,促进物业公司多项目管理工作持续发展。此外,为了确保上述措施得到有效落实,从队伍建设、员工培训等多个方面予以保障,从而为我国物业企业持续发展提供更多支持。
[Abstract]:In recent years, with the rapid development of social service industry in China, property management plays an active role in it and bears a very important responsibility. With the increasing demand of the property management industry, the property project has started to develop in the direction of diversification, which poses a greater challenge to the development of the property company. As the most critical link in the development of property companies, human resources play an active role in realizing the strategic objectives of enterprises and promoting multi-project management. The wholly state-owned company, established in 1998, is mainly responsible for technology. At the same time, with the arrival of the new era, the property companies rely on the property work is far from enough, actively extension, mainly to the property project consulting services, property management and operation in three directions. For the property companies which are developing at a high speed, how to coordinate the human resources efficiently is the urgent problem to be solved in the development of the property companies if they want to coordinate many projects better. Based on the theory of property management, multi-project management and human resource allocation management, this paper analyzes the general situation of project management of Y property company. This paper analyzes the problems existing in the human resource allocation in the multi-project management of the company, such as the high turnover rate of employees, the frequent turnover of staff, the lack of support from the perfect management system, and the lack of scientific and reasonable structure. Finally, the corresponding solutions are put forward. Through the analysis of the demand forecasting scheme, a perfect human resource allocation management scheme is formulated to improve the effectiveness of human resource allocation, and to promote the sustainable development of multi-project management of property companies. In addition, in order to ensure the above measures to be effectively implemented, from the team building, staff training and other aspects of protection, so as to provide more support for the sustainable development of property enterprises in China.
