太原市城镇低收入者住房支付能力研究
[Abstract]:With the rapid development of urbanization, the housing demand of urban residents in China is increasing, but the commodity housing prices in most cities of our country are still high, which is far beyond the affordability of low-income urban residents. This has led to the fact that most low-income people in towns still do not have adequate housing. Therefore, it is not only the focal point of our government's administration in the field of social security, but also the hot spot of research and exploration in the domestic academic circles to help the low-income people in cities and towns to realize "living and living", which is of great significance to promote the harmony of residence. In recent years, the rapid development of affordable housing in Taiyuan has further improved the living standard of urban residents, but there are still a large number of low-income people in cities and towns who have housing difficulties. That is, the housing affordability crisis still exists among the low-income urban residents who are the object of public rental housing security. In this context, the housing security policy needs to face and solve a series of problems, such as how to quantify the housing payment capacity of the public rental housing group, what is the housing payment gap and the relationship with the housing security demand. Based on a certain theoretical research, this paper defines the basic connotation and characteristics of urban low-income people, housing affordability and housing security needs, and then analyzes the natural social and economic situation of Taiyuan as the macro basis. This paper analyzes the living condition, housing consumption ability and housing consumption concept of low income people in Taiyuan city. Based on the idea of income balance index, this paper studies the factors affecting the housing affordability of urban low-income people in Taiyuan from the two aspects of housing expenditure ability and living cost of renting public rental housing. Based on the quantitative analysis of the housing payment gap of urban low-income people in Taiyuan, this paper discusses the subsidy demand of housing security policy for low-income urban residents in Taiyuan. Finally, based on the quantitative study of the housing affordability of low-income people in Taiyuan, this paper proposes to create employment opportunities to improve the housing affordability of low-income people in Taiyuan. To give full play to the role of housing accumulation fund as a preferential subsidy to low-income people in urban areas, to determine the subsidy mechanism for housing security on the basis of detailed calculation, and to dynamically adjust the admission standards for affordable housing areas. Priority should be given to families with special housing difficulties, and reasonable and feasible suggestions should be made to guide urban residents to establish a reasonable concept of housing consumption.
