房地产企业供应商引入的评价与应用研究
[Abstract]:With the globalization of the economy and the entering of a new normal in the national economy, the general high profit market of the real estate industry, which is the pillar industry of the nation, has passed, and the competition of the real estate enterprises has become increasingly tense. In order to survive and develop, enterprises must improve their management ability, one of which is to enhance the ability of introducing suppliers. However, the overall level of the real estate suppliers is not high, not enough attention, insufficient research, management is not in place. What is a good supplier introduction? "what are the optimization strategies introduced by vendors?" How to establish a good supplier introduction management system? The key to answer these questions is to establish a reliable and usable evaluation index system. By analyzing the activity process introduced by suppliers in real estate enterprises, the evaluation model introduced by suppliers is obtained, and then based on the evaluation model, Based on the research literature and practice, this paper constructs a set of index system to evaluate suppliers from the aspect of result and potential impact. The result level includes the overall satisfaction of trial supplier bank, the ratio of trial supplier use evaluation is not reduced, and the ratio of temporary newly imported supplier purchase cases. The potential impact level is that the management process indicators include high level attention, organization setting, personnel quality and activity quality including comprehensive, effective, active and timely evaluation of supplier information. The fitting results of structured equation model show that the evaluation index system is logical and reasonable. Furthermore, based on the path coefficient and load coefficient fitted by the structural equation model, the progress of the evaluation index system is developed into the comprehensive evaluation index. The introduction level of suppliers in the top 15 real estate enterprises in 2016 is ranked by comprehensive index. The results show that the level of supplier introduction in real estate enterprises in China is general and the gap between enterprises is large. At the same time, it also shows that the optimization strategy to introduce the practice of suppliers is to increase the attention of the senior level, to strengthen the organization and set up the professional, to improve the quality of the personnel, and then to improve the quality of the information evaluation activities.
