海南省酒店业发展的实证分析

【摘要】:国务院办公厅2009年12月发布了《国务院关于推进海南国际旅游岛建设发展的若干意见》。到2020年,把海南的旅游服务设施、经营管理和服务水平与国际通行的旅游服务标准全面接轨,初步建成世界一流的海岛休闲度假旅游胜地。 从近几年的发展来看,旅游业是发展飞速的产业,旅游业辐射的范围很广,而酒店业是受其影响最直接最大的行业之一。建设国际旅游岛所带来的效应使得海南酒店业加速发展,出现了严重的供过于求的现象,而且酒店价格波动大,其现状不仅不利于酒店业的发展,也不利于海南省旅游业和海南省经济的发展。 本文从海南省国际旅游岛的建设背景出发,揭示了海南省酒店管理中酒店房价和房间数量方面存在的问题,深刻剖析了房价背后所隐藏的管理和发展弊端。发展方面主要包括酒店价格现象对可持续发展、对投资行为和市场经济的影响;管理方面主要是分析了酒店的政府限价行为的利弊和限价应当遵循的科学化、实际化原则。在以上分析基础之上,结合酒店管理的知识、运用相关统计方法和模型,对旅游人数、酒店价格和数量三个因素做了实证分析。在旅游人数预测上,首先通过逐期、累计增长数和定基、环比增长率掌握人数变化趋势,再结合历年接待人做回归分析;在酒店数量上,通过消费金额确定消费层次,合理规划星级分布比例,结合人数预测和酒店行业入住率准则,运用比例分析法确定酒店数量;在价格问题上,综合考虑地产、人力、物力、季节等因素,合理分配权重,运用加权平均法和分级计算法,对酒店价格做出规划,最后本文结合目前酒店业的实际情况和以上研究结果,针对酒店价格、数量管理问题,提出了酒店管理在今后发展过程中的对策和建议。
[Abstract]:In December 2009, the General Office of the State Council issued the State Council's views on promoting the construction and development of Hainan's international tourist island. By 2020, Hainan's tourist service facilities, management and service level will be fully integrated with the international standards of tourism service, and a world-class island leisure and holiday resort will initially be built. From the development of recent years, tourism is a rapidly developing industry, the range of tourism radiation is very wide, and the hotel industry is one of the industries most directly affected by it. The effect brought by the construction of the international tourist island makes the hotel industry in Hainan accelerate the development, there is a serious oversupply phenomenon, and the hotel price fluctuates greatly. The present situation is not only unfavorable to the development of the hotel industry, but also to the development of the hotel industry. Also unfavorable to Hainan Province tourism and Hainan Province's economic development. Based on the background of the construction of Hainan International Tourism Island, this paper reveals the problems existing in the hotel price and the number of rooms in the hotel management of Hainan Province, and deeply analyzes the hidden management and development drawbacks behind the price. The development aspect mainly includes the hotel price phenomenon to the sustainable development, to the investment behavior and the market economy influence, the management aspect mainly has analyzed the hotel government limit price behavior the pros and cons and the limit price should follow the scientific, practical principle. On the basis of the above analysis, combined with the knowledge of hotel management, using the relevant statistical methods and models, this paper makes an empirical analysis of three factors: tourist number, hotel price and quantity. In the forecast of tourist number, first of all, through period by period, cumulative growth number and fixed base, the ring growth rate grasps the change trend of the number of people, and then combined with the previous years' visitors to do regression analysis; in terms of the number of hotels, the consumption level is determined by the consumption amount. Reasonably planning the star distribution ratio, combining with the number forecast and occupancy rate criterion of the hotel industry, using the proportional analysis method to determine the hotel quantity, synthetically considering the real estate, manpower, material resources, season and other factors in the price problem, reasonably allocating the weight, Using the weighted average method and the hierarchical calculation method to make the plan of the hotel price. Finally, this article combines the actual situation of the hotel industry and the above research result, aiming at the hotel price, the quantity management question, The countermeasures and suggestions of hotel management in the process of future development are put forward.
